Three kinds of carpet in Sandyford
Sandyford covers a lot of ground. There's the business district, with its office buildings and apartment blocks along the Luas Green Line, and there are the family estates around the old village and out towards Stepaside and Ballinteer. Apartments in the business district
The apartment blocks near the Sandyford, Stillorgan and Central Park Luas stops are mostly rented, and many tenants are here for work. That means a lot of short notice: a lease ending, a relocation, a new tenant arriving at the weekend. We quote from photos, usually the same day, and offer the earliest free slot when we send the price.
In many of these apartments the bedrooms are carpeted while the living area has a hard floor. A rented bedroom carpet usually needs the same few things: a lane from the door to the bed, coffee rings by the bedside, make-up near the mirror, and a grey edge along the wardrobe where nobody vacuums. Most of it lifts well.

Office carpets
Offices in the business district are usually on carpet tiles, with heavier broadloom in meeting rooms and receptions. Entrances, kitchens and the walkways between desks get dirty first. Office carpet cleaning works around the business:
- Out of hours. Early starts, evenings and Saturdays within our hours, so the floor has time to dry before the next working day.
- Chairs and bins moved. Desk chairs, bins and small furniture are moved and put back; desks with cabling are cleaned around.
- Spot work. Coffee spills and the dark patch by the kitchen are treated separately before the main clean.
- Building rules. Sign-in, loading bay times and proof of insurance, whatever building management asks for.
Carpet tiles have one advantage: a tile that's beyond saving can be swapped by your fit-out company. Cleaning the whole floor first shows which tiles really need replacing and which just needed a clean, which often turns out to be far fewer than expected. Family homes in the D18 estates
Away from the office blocks, Sandyford is semis, terraces and townhouses from several decades, with children, dogs and pale carpets. The stairs, the landing and the living room take the most wear. Stairs are cleaned by hand, step by step, and traffic lanes are pre-treated before the hot-water rinse.

Moving house is the other big reason people book in the estates. If you're selling, clean after any clear-out and painting and a few days before the estate agent's photographs, so the carpet is dry and free of paint dust. If you're buying, an empty house before your furniture arrives is the easiest clean there is: every corner is reachable and the rooms dry quickly.
On the day
