Sandyford offices are managed buildings
Most offices in the Sandyford Business District are in multi-storey blocks with a reception desk, a managing agent and a goods lift shared by every tenant. Several companies can share one floor. The building sets the rules for contractors, not the tenant, so a clear-out here gets planned with building management as much as with you.
In practice, three things are agreed before anyone touches a desk: when the goods lift is ours, where the van stands, and how the waste leaves the building. Get those settled and the clearing itself is straightforward. Our main office clearance page covers what we take and how electricals are handled. This page is about getting the job done in a Dublin 18 office block.
What the managing agent will want from us
Every building is slightly different, but the requests in Sandyford follow a familiar pattern:
- Notice. A date, a time window and a rough idea of how long we'll be, usually several days ahead.
- Contractor details. Our insurance, our waste collection permit (NWCPO-25-13287-01), the names of the crew and the van registration.
- A goods lift slot. Booked, padded, and kept separate from the passenger lifts that staff and visitors use.
- Protected routes. Covers down on the lobby floor and on any corridor we take trolleys across.
- Nothing left behind. No clearance waste in the building's bin store or compactor. It all goes out in our van.
Forward the building's contractor rules with your photos, or give us the facilities manager's contact, and we'll sort out the details with them ourselves.
Service bays, height bars and the Luas
Sandyford blocks usually load from a service yard or a bay at the side or rear, not the front entrance. The bay is often shared with couriers, catering deliveries and other contractors, so we're given a slot rather than the run of it. Basement car parks are rarely an option for a box van, because the height bar is set for cars.
The district is also busy at rush hour, with traffic coming off the M50 at Sandyford and Leopardstown and the Luas Green Line running through, with stops at Stillorgan, Sandyford and Central Park. An 8am start means we're in the bay before the worst of it.
When you get in touch, tell us the building, the floor, where the goods lift comes out at ground level, and whether there's a bay, a yard or only a set-down on the road. A photo of the loading area tells us more than a description.

Before nine, after six, or on a Saturday
Our hours are Monday to Saturday, 8am to 5pm, and that covers most of what Sandyford buildings ask for.
| Option | How it works here |
|---|---|
| 8am weekday start | Desks taken apart and the first loads down before the floor fills up and the lifts get busy |
| Out-of-hours evening slot | For buildings that only release the goods lift once the working day is over; a big floor may need two or three evenings |
| Saturday | The usual choice for a full floor, or when the building doesn't want contractors around during the week |
We don't work Sundays or overnight. If the building only allows Saturdays and the floor is large, we'll plan it over two Saturdays rather than rush one.
Clearing an office in the business district? Send photos of the floor, the goods lift and the loading area, with the building name and the dates building management will allow. We'll reply with a fixed price, usually the same day.
What comes out of a Sandyford office
Offices here tend to be modern open-plan floors, so the contents are fairly predictable: bench desks and pedestals, task chairs, lockers from hot-desking, meeting tables, breakout sofas, free-standing phone booths, whiteboards and a tea point. Then there's the IT: monitors, docking stations, printers, keyboards and boxes of cables.
Furniture in good condition is set aside for reuse where possible. Metal frames and cabinets go for recycling, and all electricals go to electrical recycling, kept apart from the general waste.

Data is your side of the job. Under GDPR the business holding the data is responsible for it, so wipe or remove drives before we arrive, or ask us to leave every drive we find to one side for you. We don't offer shredding, data destruction, strip-out or demolition. Raised floors, ceiling tiles, built-in tea points and partitions fixed to the building are for your fit-out contractor.
Paperwork, price and the rest of Dublin 18
We work out a fixed price from your photos, and it's agreed before anything is booked. It depends on the volume, how long the lift slot is, the distance from the lift to the bay, how much needs taking apart, and when you need us. Spotless holds waste collection permit NWCPO-25-13287-01 and is fully insured on every job, which building management will usually ask about first. What to look for in any contractor is set out on our page about choosing an office clear-out company.
Nearby, we also clear offices in Stillorgan, Clonskeagh and Dundrum. For homes and apartments in the area, see house clearance in Sandyford. Once the floor is empty, the carpet tiles can be cleaned before handback with commercial carpet cleaning, and gum-marked paving at the entrance is a job for power washing in Sandyford.
