Clonskeagh's offices: parks, practices and the campus edge
Clonskeagh sits between Milltown, Roebuck and Goatstown, with UCD's Belfield campus next door and the Clonskeagh Road running down to the Dodder. Most of its business space falls into three groups:
- Low-rise office parks off the Clonskeagh Road and the roads around it, with surface car parks and two or three storeys
- Medical, dental and therapy practices, some purpose-built and many in converted houses
- Small companies near UCD, including start-ups and research-linked firms that move as they grow
The first two make up most of the clearances here, so this page focuses on them. The standard service, including furniture, IT and how waste is sorted, is on our main office clearance page.
Office parks off the Clonskeagh Road
The office parks around Clonskeagh are some of the easier buildings to clear in south Dublin. They're low-rise, so the lift is short or there's just a stair. The car park is usually right outside, so the van can sit near the door. Buildings tend to be shared by a few companies, so there's a reception or managing agent to keep informed.
A typical clear-out includes desks and pedestals, meeting tables, filing cabinets, a kitchen, monitors and printers, and a server cupboard that's already been decommissioned. Desks come apart in the office, electricals go to electrical recycling, and usable furniture is set aside for reuse where possible.
Before the day, tell the managing agent when we're coming and check whether they want our insurance details in advance. We'll keep the shared hall and stairs clear between loads and leave nothing in the building's bins.
Many of these buildings also have a basement or ground-floor store with old chairs and archive boxes left by previous tenants. If it's yours to clear, we'll take it with everything else. If the managing agent is responsible for it, ask them first, because we only remove what you've confirmed is going.

Clearing a medical or dental practice
Practices need more care than ordinary offices, mostly because of what's in them. Here's how it splits:
| Item | Do we take it? |
|---|---|
| Waiting-room chairs, reception furniture, desks and filing cabinets | Yes |
| Examination couches, trolleys, screens and lamps | Yes, as furniture or electricals |
| Fridges, including empty vaccine fridges | Yes, for appliance recycling |
| Dental chairs and units | Yes, once disconnected by the supplier or a technician |
| Sharps, clinical waste, medicines | No, a clinical-waste contractor collects these |
| X-ray and imaging equipment | No, a specialist handles it |
| Patient files | No, keep, transfer or shred through a specialist first |
Patient records are the important one. Health data is special category data under GDPR, and retention rules apply, so take advice from your professional body or indemnifier and settle the files before we come. The same goes for any computers holding patient data: wipe or remove the drives first. We clear what's left.
Closing or moving a practice in Clonskeagh? Send photos of the waiting room, each consulting room and the storeroom, and tell us what the clinical-waste contractor is taking. We'll reply with a fixed price, usually the same day.
Working around appointments
Practices rarely want to close for a day to be cleared. So we fit around the diary:
- After the last appointment. Our normal hours run to 5pm on weekdays, and an evening slot can be arranged if the practice needs it, which is often enough for a waiting room and a couple of rooms.
- On a Saturday. A full practice, or one that runs evening clinics, is usually best done on a Saturday.
- In stages. If the practice is moving into new rooms, we can clear the old furniture room by room as the new layout comes together.
We cover the floors we walk across, keep the entrance clear for any patients still arriving, and make sure nothing is left in the car park or the hall when we finish.
Near UCD: small companies that move often
The campus edge is a good place for young companies, and young companies move. When one outgrows its rooms or folds into a bigger office, the clear-out is usually small: a few desks, chairs and monitors, a whiteboard or two and some boxes. If you're in a serviced or shared space, check which furniture belongs to the operator before we come. We take only what's yours. For a single desk or a couple of chairs, furniture removal may be a better fit than a full clearance.
Quoting a practice or an office suite
Each job is priced on the volume, the access, any disconnections that have to happen first, and the timing. You'll get a fixed price from your photos before booking. Spotless is fully insured, and Krystal Klean Express Limited, which operates it, holds Waste Collection Permit NWCPO-25-13287-01.
Nearby, we also clear offices in the Sandyford Business District, around Dundrum and in the period buildings of Ballsbridge. For lets and family homes in the area, see our Clonskeagh house clearance page. Once a practice or office is empty, commercial carpet cleaning can refresh the floors before the next tenant arrives.
