Offices in houses
Clontarf's business premises are mostly houses that became offices. Along the Howth Road, the seafront and the roads off Vernon Avenue and Castle Avenue, solicitors, accountants, dentists, estate agents, architects and consultants work out of Victorian and Edwardian houses with the rooms still laid out as a home.
That shapes the clearance more than anything else. There's no goods lift or loading bay, the staircase was designed for a family rather than for filing cabinets, and the rooms are spread over three or four levels. A house built as a home has to be cleared like one, room by room, with care on the stairs. The service itself, including what we take and how electricals are recycled, is on our main office clearance page.
The coast road and the side streets
The best place for the van depends on which side of Clontarf you're on.
- On the seafront, the coast road has a bus lane and a cycle track, so we don't load from the road itself. A forecourt, a side road or a lane at the back is the answer.
- On the Howth Road, many converted houses have their front gardens paved for parking. If two spaces are kept free, the van sits right by the door.
- Near the shops on Vernon Avenue, parking is tighter during the day, so an early start makes a real difference.
Send a photo of the front of the building and anything you know about rear access. A lane behind the house can save an hour of carrying.

What's in each room, and how it leaves
Here's what we usually find in a Clontarf office, and how it comes out:
| Room | What's usually there | How it leaves |
|---|---|---|
| Front reception | Desk, waiting-room chairs, magazine racks, a sofa | Out the front door; reusable pieces set aside |
| Upstairs offices | Desks, bookcases, filing cabinets, PCs | Taken apart in the room, carried down with the stairs covered |
| Return rooms | Storerooms of files and broken chairs | Boxed and carried down; confidential paper must be removed first |
| Basement or garden level | Archive boxes, old furniture, a forgotten printer | Up the steps or out the garden door |
| Kitchen | Fridge, microwave, table and chairs | Free-standing appliances to electrical recycling |
| Garden office | Desk, chair, shelving, heater | Through the side passage or the house |
Fireplaces, shutters, fitted presses and anything screwed into the walls stay where they are. So do fitted reception counters and partitions, which are for a builder.

When a practice moves or closes
Clontarf offices tend to be cleared for a few reasons: a practice merging into larger premises, a principal retiring, a lease ending, or the house going back to being a home. Each one comes with paperwork decisions before we arrive.
- Client and patient files have retention rules, so check with your professional body before anything goes. Confidential paper goes to a shredding company; we don't shred.
- Computers and phones hold data your business is responsible for under GDPR. Wipe or remove the drives first.
- Leased equipment, like copiers and water coolers, goes back to the leasing company. Label it so it isn't cleared by mistake.
- Things that stay with the house, if it's being sold, should be agreed with the agent first.
If the property is being sold or relet once it's empty, our property clearance page explains how we work with agents and landlords.

Working on a residential street
Most Clontarf offices sit on roads that are otherwise homes, so we keep the day considerate. We start at 8am rather than earlier, keep footpaths and neighbours' driveways clear, load in short runs, and never leave anything on the pavement while we carry. Dismantling, the noisiest part, happens indoors. If a neighbour's car is likely to be in the way, a friendly note the evening before usually sorts it out.
If the practice is still seeing clients, we can clear the upstairs rooms first and leave reception until the end of the day or a Saturday. Our normal hours are Monday to Saturday until 5pm, with evening slots where the building needs them, so a house full of offices can usually be cleared without closing on a busy weekday.
How we price a converted-house office
The price depends on volume, the number of floors, the basement, the carry to the van and the timing. You'll get a fixed price from your photos before booking. We're fully insured on every job, and Spotless is an authorised waste carrier under permit NWCPO-25-13287-01.
Nearby, we clear offices in Artane and Coolock. For homes in the area, see our Clontarf house clearance page. Once the rooms are empty, carpets can be cleaned with commercial carpet cleaning, or for a house going back to residential use, carpet cleaning in Clontarf.
