The office upstairs in the unit
In Coolock, an office clearance is often half an industrial job. The industrial estates and business parks along the Malahide Road, out towards Clonshaugh and the M50, are full of units that pair a warehouse or workshop floor with an office at the front or on a mezzanine. When a business moves, shrinks or closes, the office usually goes with the rest of the unit.
That changes the plan. The office might be up a steel stair, the van might load at a roller door rather than a front entrance, and there may be forklifts, deliveries and staff working the floor around us. This page covers those offices. Our main office clearance page covers furniture, IT and recycling in any office.
Industrial estates off the Malahide Road
The Malahide Road runs north from Artane past Coolock towards the M50, with industrial estates and business parks on either side and more around Clonshaugh. Access is generally good: estate roads are wide, units have yards, and the M50 and M1 are close by. What varies from site to site:
- Shared yards, where the van has to keep clear of neighbours' loading doors
- Gated estates, with a gatehouse, barrier codes or opening hours
- Busy delivery times, when lorries are coming and going and a van in the wrong place causes problems
- Site rules, such as inductions, high-vis or designated walkways
Tell us about any of those when you send photos and we'll build the day around them. If the unit is changing hands, the incoming tenant's start date is usually the deadline we work back from, so let us know it early.

Clearing around a working site
If the business is still trading while we clear the office or the stores, we keep out of its way. We agree a working area with you, stay off the forklift routes, keep the loading doors you're using clear, and do the heavy carrying when the floor is quiet. We work Monday to Saturday, 8am to 5pm, so an early start before the first deliveries, or a Saturday when the unit is closed, often suits best.
We don't use your forklift or anyone else's. Everything is taken apart and carried, or trolleyed across the floor to the van. For very heavy items, send photos and we'll tell you honestly whether they're a job for us.
Bigger sites can be staged across several days: the stores first, then the office, and the canteen on the last day so staff still have somewhere to eat. We'll agree the order with you at the quote stage.
Clearing the office in a Coolock unit? Send photos of the office, the stairs, the stores and the roller door, or a short video walking through it, with the estate name. We'll reply with a fixed price, usually the same day.
Office or warehouse? Often both
Plenty of Coolock jobs start as "just the office" and end up including the stores, the trade counter and the canteen. Here's how it tends to break down:
| Part of the unit | What usually goes |
|---|---|
| Mezzanine or front office | Desks, chairs, filing cabinets, PCs, printers, a meeting table |
| Trade counter | Free-standing counters, display stands, brochure racks, old samples |
| Stores | Boltless shelving, cages, workbenches, boxed stock, packaging |
| Canteen | Tables, chairs, fridges, microwaves, lockers |
| Yard | Pallets, scrap timber, broken trolleys, general rubbish |
For bigger warehouse clearances, with racking, pallets and stock across the whole floor, see our pages on factory and warehouse clearance and warehouse clearance in Dublin.
What we won't take from an industrial unit
Some of what's in an industrial unit is not something we do, so it's best to know before the day:
- Hazardous waste: oils, solvents, chemicals, paint, gas cylinders, batteries in quantity, asbestos. Use a hazardous waste collection for these.
- Fixed equipment: anchored racking, machinery bolted down or wired in, extraction systems.
- Building fabric: partitions, mezzanine structures, suspended ceilings. That's strip-out or demolition, which we don't do.
- Data and confidential paper: wipe or remove drives and send confidential files for shredding first. Under GDPR, the data is the business's responsibility.
Everything else, we'll take. Metal is recycled, electricals go to electrical recycling, cardboard and pallets are separated, and the rest goes to licensed facilities.
Quotes for industrial units, and nearby pages
You'll get a fixed price from your photos or a video walk-through. For a big unit, a short visit may make more sense, and we'll say so. The price depends on volume, the stairs, how close the van can get, and how much dismantling there is. Spotless is fully insured and an authorised waste carrier, permit NWCPO-25-13287-01, which matters on a commercial job because the business producing the waste is responsible for where it ends up.
Nearby, we also clear club rooms and back offices in Artane and civic and business offices in Ballymun. For homes in the area, see our Coolock house clearance page. Concrete yards and walls can be cleaned afterwards with stone and concrete power washing.
