Office carpet, cleaned while the office is empty
Office carpet wears in the same places in every building: the first few metres inside the door, the main walkway, the kitchen and coffee point, and the patch under each desk where the chair rolls back and forth all day. Clean those well and the whole office looks better looked after.
The hard part isn't the cleaning. It's finding a time when nobody's at their desk. So we work around your hours, not the other way round:
- Out of hours. Evenings after the office empties, early starts and Saturdays.
- Chairs and pedestals moved for you, and put back once the carpet is dry enough.
- Carpet tiles cleaned in place, with the moisture kept off the backing.
- Entrances and walkways in between, if a full clean every time isn't needed.
- Fully insured, with a fixed price agreed before we book.

Evenings, early starts and Saturdays
Our normal hours are Monday to Saturday, 8am to 5pm, closed Sundays. For offices and commercial sites we also offer out-of-hours slots when the building or access needs it, which leaves three practical windows:
| Window | Suits | Things to know |
|---|---|---|
| Evening | Offices that empty by late afternoon | The carpet dries overnight with the heating or ventilation left on |
| Early start | Small offices or a single floor | Best for walkways and the entrance before the first people arrive |
| Saturday | Larger offices and whole floors | The most time, and the carpet is dry well before Monday |
Getting in is usually the only complication. Let us know who holds the keys, whether there's an alarm, and any sign-in rules for the building. In a shared building with a management company, the lift and the loading bay sometimes need booking ahead.
If a few people are still at their desks when we arrive, that's fine. We start at the far end of the floor, away from them, and leave a dry route to the door. The extractor is loud close up, so anyone on a late call will want to move to a meeting room for a while.
Desks, chairs and what's on the floor
An office clean goes quicker, and covers more carpet, when the floors are clear. Here's who does what:
| Item | What happens |
|---|---|
| Chairs on castors | We move them out of each area and bring them back |
| Pedestals and bins | Moved and returned |
| Fixed desks and workstations | Cleaned around and underneath; screens and cabling left untouched |
| Filing cabinets, printers, cupboards | Cleaned around |
| Bags, boxes, heaters, footrests | Staff lift these out of the footwell the day before |
| Cables on the floor | Tucked up where possible, so the wand can reach |
The footwell under each desk deserves the attention. Chair castors roll grit into the same small patch over and over every working day, which is why it greys and flattens first.

Carpet tiles
Most offices are fitted with carpet tiles, and they clean well. The pile is usually low and dense, so dirt sits near the surface and the tiles tend to dry faster than a thick home carpet.
The thing to watch is moisture. Tiles are held down by their weight or a light adhesive, and soaking them can work water into the joints and backing. We keep the water controlled, extract as we go and go over heavy soiling with extra passes rather than more water.
Cleaning has limits on tiles, as on any carpet. Pile that's crushed flat under a chair, a tile burnt by a heater or a stain from toner may not come back. Many offices keep spare tiles from the original fit-out in a store room, and swapping a few of the worst can make a big difference. That's a job for your fitter or facilities team; we'll point out which tiles are past cleaning. Our carpet stain removal page explains what usually lifts.
Entrances and reception
Most of the dirt in any office arrives on shoes. Rain, grit from the street and, in winter, salt from gritted footpaths are carried in and ground into the first stretch of carpet inside the door. Reception and the route to the lifts come next.
That's why the entrance often needs cleaning more often than the rest of the office. A short visit for the entrance, reception and main walkway every few months keeps the place looking right for visitors, with a full clean once or twice a year. A good mat inside and outside the door makes a real difference too, and if the steps or forecourt outside are grimy, ask about power washing.
Want a price for your office? Send photos of each area or a floor plan on WhatsApp, with the evenings or Saturdays that suit. You'll get a fixed price back, usually the same day.
Spot treatment between full cleans
A full clean once or twice a year is enough for most offices. In between, spills and the busiest routes can be handled on a shorter visit:
- Spot treatment of coffee, tea and food marks around the kitchen and meeting rooms.
- Walkway cleans for the main routes, without moving every desk.
- Entrance cleans in winter, when grit and salt build up fastest.
Staff can help a lot between visits. Blot spills at once with a clean cloth and cold water, don't rub, and don't reach for whatever spray is in the kitchen press. If you know what was spilled, note it down; it tells us what we're dealing with.
Moving out, moving in or refitting
An empty office is the easiest office to clean, because every corner is reachable. Clean the carpets after the old furniture leaves and before the new furniture or the next tenant arrives. If the space needs clearing first, we also do office clearance, and our office clearance guide covers planning the move. Fabric office chairs can be cleaned too; see upholstery cleaning.

How office carpet cleaning is priced
We price on the floor area, how heavily the carpet is soiled, how much needs moving and when you need us. Entrance and walkway visits are priced on their own, so you can see what a lighter visit costs next to a full clean. Send photos of each area or a floor plan, and you'll get a fixed price before anything is booked.
