Spotless started out with house clearances, and they're still the core of what we do. Over the years the same skills (careful carrying, sorting as we go, checking everything, disposing of it properly) have stretched to every kind of space: apartments, attics, garages, sheds, offices, storage units, commercial units and gardens.
Whatever the job, the way we work doesn't change:
If you're not sure what to call the job, start here. Each service is explained in its own section below.
| Your situation | The service that fits | What it usually covers |
|---|---|---|
| A whole house to empty for a sale, a letting or a move | House clearance | Every room, plus the attic, garage, shed and garden if needed |
| A loved one's home after they've died | Bereavement clearance | The same, at the family's pace, with keepsakes and papers set aside |
| A home that has become too full to live in comfortably | Hoarder clearance | A calm, staged clear-out with the person kept in control |
| An apartment or a flat | Apartment clearance | Lifts, stairwells, loading bays and building rules planned in |
| One space that's overflowing | Attic, garage or shed clearance | That space emptied and swept, with the shed taken down if it's past saving |
| A sofa, a fridge or a pile of rubbish | Furniture or junk removal | Single items up to a van load |
| An office, shop, unit or storage unit | Commercial or storage clearance | Furniture, stock, racking and contents, planned around your business |

Some clearances need more time, more patience and more discretion:
Small jobs are priced on the same basis as big ones, by how much there is and how easy it is to get out, so a single armchair from a ground-floor flat isn't charged like a full house.
Business clearances are planned around your trading hours where we can, with early starts or Saturdays for premises that can't close during the week.
Plenty of bookings cover more than one of the services above. A house clearance often takes in the attic, the garage and the shed; an office move might come with a storage unit that needs emptying at the same time. Send photos of everything together and you'll get one fixed price for the lot, with the work planned in the order that makes most sense.
Clearance isn't our only trade, either. Once a property is empty, we can clean the carpets that are staying and power wash the driveway and patio, which is useful when a house is going on the market or back to a landlord. One company, one set of arrangements, and fewer people to let in.
Whichever service you book, a few things never change:
A clearance shouldn't mean everything ends up in landfill. Sorting happens as we load, not afterwards. Furniture and household goods with plenty of use left in them are put to one side so someone else can have them where possible. Metals, electrical items, fridges, freezers and other appliances go for recycling. Cardboard and glass are separated out, and only what's left over goes to licensed waste facilities.
It matters who takes your things away. Waste handed to an unpermitted collector and then dumped can end up being traced to the household that produced it, which is exactly why we hold a permit and are happy for you to check it. Our guide to where cleared furniture goes explains the process in more detail.

A small number of things can't travel with ordinary household waste, and some can't travel with us at all. It's much easier to sort them out before the day than to find them halfway through a job:
If you spot anything like this, include it in the photos. You'll get a plain answer on whether it can come with us, and if not, who to call.
We work in every Dublin postcode and right across Leinster; the areas we cover page lists the towns we visit most.
Not sure which service you need? Just send photos of what needs to go and the area. We'll work out the rest and give you a fixed price.
The process
From the first photo to the last swept floor: six steps, no surprises.
WhatsApp or upload a few photos of what needs to go. No visit needed for most jobs.
We price by volume, access and any items that need special disposal, and confirm it before we book.
The crew arrives when agreed, with the van and covers to protect floors and stairs.
Room by room. Nothing goes until you’ve had the chance to keep it, and drawers and pockets get checked.
Usable items go to reuse where possible, metals and electricals to recycling, and the rest to licensed facilities.
Floors swept or vacuumed where needed and the place left clear, ready for what comes next.

Ciprian and team did a great job, worked like dogs all day and into the early evening to get the Job done. Totally recommended
Ciprian and his team are a friendly ,efficient and highly recommended service.
I cannot recoomend Ciprian and his wonderful staff highly enough.👏👏 They were absolutely fantastic clearing out my family home recently, As you can imagine there was quite a lot of stuff collected over a number of years. What seemed the impossuble became possible when i came across this fantastic Company "HOUSE CLEARANCE SPOTLESS" CIPRIAN PAT was the most pleasant and compassionate guy to deal with. Nothing was too much trouble to him, so very efficient with everything, from time of booking to finishing the job very promptly and especially as i was navigating this from overseas. I would recommend this company so highly. So thankful. From Berna
Used Krystal Klean to clear a full house after probate in Dublin 8 recently. First class service and very professional. Arrived on time and worked hard and cleaned up after themselves. Rang to double check an issue when in doubt. Ciprian was very polite and the whole team very respectful. Would highly recommend them for any house clearance.

FAQ
House clearance means emptying a whole property or a large part of it, usually with sorting, checking and decisions about what stays. Junk removal is for a specific load, like a pile of rubbish, an old sofa or a garage's worth of clutter. See house clearance and junk removal.
Almost everything you'd find in a home or office, including furniture, appliances, clothes, books, boxes, garden waste and general rubbish. A few things have to go through specialist routes, for example asbestos, chemicals, gas cylinders and big quantities of paint or oil. Mention them alongside your photos and we'll tell you honestly what we can take.
On what's actually there. That means the volume (van loads), the access (stairs, lifts, parking), the time needed to sort and check, and any items that need special disposal. You get a fixed price before anything is booked. Our cost guide explains each factor.
A skip can suit you if you've the time and the people to fill it yourselves. Once you add up the labour, the council permit for a skip on the road, and the things most skip firms refuse, such as fridges and mattresses, a crew that carries, sorts and takes everything often works out better. Read house clearance vs skip hire.
Yes. We're an authorised waste carrier, holding permit NWCPO-25-13287-01. Using a permitted collector protects you, because a household can be held responsible if its waste is later dumped illegally.
Yes, they're our other two trades. Inside, we clean carpets, sofas and mattresses. Outside, we power wash driveways and patios. Handy when a property is going on the market or back to a landlord.
Offices, shops, salons, small industrial units, warehouses and yards, as well as storage units and flats over shops. Office furniture, racking, shelving and old stock can all go. Each type has its own page above, and for anything unusual the quickest way is to send photos and ask.
Yes. We're based in Dublin, but every service on this page is available anywhere in Leinster, whether that's Drogheda, Navan, Gorey, Kilkenny, Portlaoise or Mullingar. Send the Eircode with your photos and we'll confirm when we can come.
You don't need to. Send photos of what needs to go and tell us the situation, whether it's a move, a sale, a bereavement or simply a full garage, and we'll suggest the right approach. The table near the top of this page is a good starting point too.
Our own crew does the work. Spotless is a small company, and Ciprian, who set it up, is on many of the jobs himself, so the person you arrange things with is often the person who turns up with the van.
