Every clearance we run, on one page
This page is a map. Spotless runs fourteen kinds of clearance in Dublin, and the names overlap: a "house clear-out", a "contents clearance" and a "property clearance" can all describe the same day's work. Below, each service gets a short note on what it involves in a Dublin setting, with a link to its own page for the detail on timing, what's included and the questions people ask.
If your job doesn't fit neatly into one box, or it's three jobs at once, that's normal. Some combinations come up again and again:
| Your situation | Services that usually go together |
|---|---|
| Selling a parent's home after a death | Bereavement clearance, then the attic, shed and garden |
| Turning a rental round between tenants | Property clearance, or furniture removal if only a few pieces are left |
| Downsizing to an apartment | Clearing what won't fit, plus a storage unit emptied |
| Closing a small business | Office clearance, a storage unit and a load of junk from the back room |
Send photos of everything that needs to go and we'll price it as one fixed job. For the bigger picture, see our Dublin house clearance page.
Homes, from the roof space to the back garden
House clearance
The whole house, or as much of it as you want gone: furniture, appliances, clothes, the contents of every press and wardrobe, plus the attic, garage and garden if they're part of it. We check drawers, pockets and boxes as we go and leave each room swept. Most Dublin houses take one to two days. See how house clearance works.
Apartment and flat clearance
Dublin apartments come with their own rules: a management company, a lift to book, a loading bay with a time slot, and sometimes an underground car park with a height barrier. Flats in converted period houses swap the lift for steep stairs and narrow landings. Apartment clearance explains how we plan both, and apartment clearance across Dublin goes district by district.
Attic clearance
Decades of boxes, Christmas decorations, suitcases and offcuts of timber, handed down through the hatch without anyone putting a foot through the ceiling. People often book it before insulation work, a conversion or a sale. See attic clearance.
Garage clearance
Tools, bikes, a tired chest freezer and the furniture that never found a room. In the estates of Dublin 15, Lucan and Swords, the garage is often the most packed space in the house. See garage clear-outs.
Shed clearance
Emptying a shed, or taking it down altogether when the roof has gone and the floor is soft. Mowers, hoses and half-used garden products are sorted as they come out. See shed clearance and removal.
Garden clearance
Overgrowth, cuttings, broken pots, an old trampoline and the heap behind the shed, cleared before a sale or simply when the brown bin can't keep up. See garden clearance.

When the clearance is personal
Bereavement clearance
Clearing the home of a parent or relative after a death. We work at the family's pace, set aside papers, photographs, cash and jewellery as we find them, and can clear in stages while probate is sorted out. See bereavement house clearance.
Hoarder clearance
A home that has become too full to live in comfortably. The work is discreet and non-judgemental, often staged over several visits, and the person who lives there stays in charge of what goes. See hoarder clearance in Dublin.
Not sure what your job is called? Send photos of whatever needs to go, with your area or Eircode, on WhatsApp. We'll tell you which service fits and give you a fixed price, usually the same day.
Single items, van loads and whole properties
Furniture removal
One sofa, a double wardrobe or a bedroom's worth, carried down from any floor and taken apart if it won't fit through the door. See furniture removal.
Junk removal
A van load of whatever has piled up: bags, broken furniture, packaging, dead electricals. Priced on volume and access rather than by the hour. See junk removal.
Property clearance
For landlords, letting agents, estate agents and executors working to a date: a property emptied for photographs, viewings, a new tenant or a closing. See property clearance, and for Dublin sales in particular, getting a Dublin property ready to sell.
Clearances for Dublin businesses
Office clearance
Desks, chairs, filing cabinets, kitchens and old IT, planned around goods lifts, loading bays and the hours you trade. Electricals go to recycling, and wiping the data on old devices stays with you. See office clearance, and office clearance in Dublin for city-centre and business-park logistics.
Commercial and warehouse clearance
Pallets, shelving, old stock, canteens and the offices inside industrial units, cleared in phases so the parts still in use keep working. Removal only: no strip-out or demolition. See factory and warehouse clearance.
Storage unit clearance
A self-storage unit emptied in one visit, with your keepers set aside and the rest sorted, so you can hand back the key and stop paying for it. See storage unit clearance.

What doesn't change from one service to the next
The jobs are different. The way we run them isn't:
- A fixed price up front. Worked out from your photos and agreed before a date is booked.
- Our own crew. Ciprian works on jobs himself with a small team, so the person you message is often the person at the door.
- An authorised waste carrier. Krystal Klean Express Limited, the company behind Spotless, holds Waste Collection Permit NWCPO-25-13287-01.
- Fully insured on every job, homes and businesses alike.
- Sorted as it's loaded. Reusable items set aside, metals and electricals recycled, the remainder taken to licensed facilities.
- Left clear. Floors swept or vacuumed where needed, ready for whoever comes next.
We're based in Dublin and work in every corner of the county, from the city-centre postcodes out through Fingal, South Dublin and Dún Laoghaire–Rathdown, and across the rest of Leinster.
