What southside houses are like to clear
Red-brick terraces and period houses
Rathmines, Ranelagh, Rathgar, Harold's Cross, Milltown and Sandymount are known for Victorian and Edwardian houses. Expect granite steps up to the front door, a garden level or basement in many, a return at the back, and plenty of houses divided into flats. Every item comes down more stairs, so these clearances take more hands and more time per room.
Large detached homes
Foxrock and Killiney, and parts of Dalkey, Ballsbridge and Donnybrook, have big houses on big sites: three or four floors, outbuildings, mature gardens, and often good furniture or antiques the family wants valued before anything goes. Two-day jobs with a larger crew are common here.
Mid-century semis and bungalows
Templeogue, Churchtown, Stillorgan, Clonskeagh, Dundrum and the 1930s roads of Terenure are mostly semi-ds and bungalows built between the 1930s and the 1970s. Driveways make loading easy. Many owners have lived in them for decades, so downsizing and moves into care are common reasons to call; our Templeogue downsizing page covers that kind of clearance.
Council-built terraces
Crumlin, Drimnagh and Sallynoggin were built as council housing, and many homes are now owner-occupied. Rooms are compact, and many terraces have no side access, so the back garden and the shed are cleared through the house.
Estates and apartments in the outer suburbs
Tallaght, Clondalkin, Lucan, Saggart, Ballinteer, Sandyford and Carrickmines are mostly estates from the 1970s onwards, with newer apartment schemes around Sandyford and Cherrywood. The houses load quickly; the attics and garages are where the volume is.

Parking and access south of the river
South Dublin access varies street by street. In Dublin 4, 6 and 6W, permit parking and granite steps are the norm, so we stage everything inside before the van pulls up. In the seaside villages, narrow roads and limited parking around Dalkey and Sandycove mean an early start helps. Apartment schemes around Sandyford and Cherrywood come with loading bays and booking rules. Out in the estates of Tallaght, Clondalkin and Lucan, there's usually a driveway right outside.
Tell us about steps, parking and any building rules when you send photos, and we'll plan the day to suit.
