On Killiney's hills, access decides the plan
Killiney is hilly, green and spread out, with many houses set back up steep drives off Killiney Hill Road, the Vico Road and the roads around the hill. Before we talk about rooms and volume, we need to know how close the van can get.
| Situation | How we handle it |
|---|---|
| Steep or narrow drive | The van stays on the road and items are carried down, with the extra carrying priced in |
| No turning space at the top | We only reverse in where it's safe; otherwise we load from the road |
| Electric gates | Code or remote arranged in advance |
| Narrow road with no verge | Everything staged near the gate first, then short loading stops |
| Long or terraced back garden | Sheds and garden furniture carried up in stages |
A photo of the drive taken from the road is one of the most useful things you can send us.
Big houses with a lot of rooms
Many Killiney houses are large: four or five bedrooms, a big attic, a garage, and sometimes a granny flat or garden room. Clearing one is usually a two-day job with a bigger crew. Where the garden falls away, older houses on the hill sometimes have a lower-ground floor as well, which means more stairs. We work room by room, set aside papers and valuables as we find them, and take the attic, garage and shed in the same visit.
When the clearance follows a bereavement, we take our lead from the family: what to keep, what to look through together, and how fast to go, as our bereavement house clearance page describes. Large houses can quietly fill up over the years too; if that's happened, our hoarder clearance service is discreet and unhurried.

Dalkey: village streets and small houses
Dalkey village is the opposite of Killiney's big sites: narrow streets, Victorian cottages and terraces, little or no parking, and a lot of visitors in summer and at weekends. For a Dalkey clearance:
- Weekday mornings are best for loading on the roads around the village
- Cottages with narrow halls mean furniture gets taken apart in the room
- Terraces with small back gardens often have no rear access, so the yard and shed come out through the house
- The coast roads towards Coliemore and Sorrento have tight bends and few places to stop, so tell us where the van can wait
Clearing a house in Killiney, Dalkey or Shankill? Send photos of each room, the attic and the garden, plus one of the drive or road outside. We'll come back with a fixed price.
Shankill and Ballybrack: family estates
Shankill, in Dublin 18, and Ballybrack are more straightforward: estates of semis and bungalows with drives, plus older houses closer to Shankill village. The volume is usually in the attic, the garage and the back garden. Loading is easy, and a full semi is often a one-day job.
If you're downsizing from one of these houses into an apartment, we can clear what won't fit. For flats and apartment buildings, see apartment clearance.
What a clearance covers, and how many days
A full clearance means every unwanted thing on the property, house and grounds alike: furniture, beds, appliances, clothes, books, garden furniture, the contents of sheds and garages, and the sheds themselves if needed. Every drawer and box is checked, and the rooms get a sweep or vacuum at the end.
Two things sit outside the job: a full clean, and hazardous materials such as asbestos, gas cylinders or chemicals. Point out anything like that in your photos.
As a rough guide, a Shankill or Ballybrack semi is usually a day and a Dalkey cottage a day or less. A large Killiney house with a long carry from the van can be two days or more. We'll be specific when we price it.
Getting a price
Photograph each room, then the attic, garage, shed and garden, and add a note on the drive, any gates and anything very heavy, like a piano or a safe. We'll reply with a fixed price, usually the same day. It's based on the volume, the access and the carrying distance, and it won't change on the day. If you live away and the house is empty, an estate agent or neighbour can send the photos and let us in, and we'll return the keys when we're done.
Everything is sorted before it leaves the drive. Furniture worth saving is put aside for reuse where possible, appliances and metal go for recycling, and the rest goes to licensed waste facilities under our permit, NWCPO-25-13287-01. Our main house clearance Dublin page has more.
