Commercial carpet cleaning that works around your business
A business carpet works harder than any carpet at home. Hundreds of feet a day, food and drink, chair castors, rain carried in from the street, and hardly ever a quiet day to deal with it. Tired, grubby carpet is also one of the first things customers and visitors notice.
Spotless cleans commercial carpets across Dublin by hot-water extraction, timed around when you're open:
- A clear price first. From photos or a floor plan, or a visit for larger premises.
- Timing that suits you. Before opening, after close or on a Saturday, by arrangement within our hours, Monday to Saturday, 8am to 5pm.
- Traffic lanes and stains pre-treated. Entrances, walkways and the areas under tables and desks get extra attention.
- Faster drying. Air movers to get you back in business quickly.
- One-off or regular. A single clean before an event or a handover, or a schedule for the busiest areas.
Commercial carpets: tiles, nylon, polypropylene and wool-rich
Commercial carpet is built for traffic, but the fibre still decides how it should be cleaned and how it will look afterwards:
| Carpet | Where you'll find it | What it means for cleaning |
|---|---|---|
| Nylon carpet tiles | Offices, schools, shops | Clean very well; walkways and desk areas come up noticeably brighter |
| Polypropylene tiles and broadloom | Budget fit-outs, rentals, community halls | Resist water-based stains but hold oily soil; crushed pile won't spring back fully |
| Wool-rich patterned carpet (often 80/20 wool and nylon) | Hotels, pubs, function rooms, churches | Wool-safe products, controlled moisture and a test patch on the pattern first |
| Entrance matting and barrier carpet | Doorways and lobbies | Holds a lot of grit; vacuumed hard before any water goes on |
How we clean commercial carpets
- Survey. From your photos, a floor plan or a visit, we work out the area, the carpet type and the problem spots.
- Test. On patterned or unusual carpets, a small test patch is cleaned first.
- Prepare. We move light furniture and chairs, and set up so walkways stay safe for anyone still on site.
- Pre-treat. Entrances, traffic lanes and stains get a pre-spray matched to the carpet and the soiling.
- Extract. Hot water and solution rinse the pile, and the extractor's vacuum pulls the dirt straight back out.
- Dry and check. Air movers speed things up, furniture goes back once it's safe to, and we walk the floor with your manager before we leave.
Ciprian, who founded Spotless, leads the work with his small crew. Having done the Prochem carpet-cleaning course in 2018 (certificate no. 2018/020; view the certificate), he's fully trained in carpet cleaning, and Spotless is fully insured on every job, which matters to most landlords, facilities managers and parish committees.

Restaurants, pubs, hotels and offices
Restaurants, pubs and cafés
Restaurant carpets have the toughest life of all. Food and drink go down every service, grease from the kitchen gets walked out onto the floor, and the areas under tables and around the bar darken fast. We focus on under and around the tables, the routes to the kitchen and bar, and the entrance where street grit is ground in. Fabric booths and banquettes can be done on the same visit. Most restaurants book first thing in the morning with the chairs up on the tables, so the carpet has the day to dry. Dog-friendly pubs and cafés get the same treatment, with muddy paw traffic around the door pre-treated first.

Offices
Office carpet, usually tiles, wears in predictable places: the entrance, the main walkways, under every desk where the castors roll, and around the kitchen and coffee point. We clean early in the morning or on Saturdays so nobody has to work around us. Our office carpet cleaning page covers desks, cables and carpet tiles in more detail.
Hotels, guesthouses and B&Bs
Corridors, stairs and reception are usually done early in the morning, and bedrooms in rotation, a few at a time, so you're never short of rooms to sell. Lounge carpets and upholstered chairs can be done together, and stained guest mattresses can go on the same visit; see mattress cleaning. If a function room needs doing before a wedding or conference, give us the date and we'll book the clean far enough ahead for it to dry and be set up again.
Churches, schools, crèches and other premises
We also clean churches (aisles and sanctuary areas, planned for a day with no services), shops and showrooms before opening, schools, crèches and Montessoris during holidays or at the weekend, nursing homes with the staff around residents' routines, and short-let apartments between bookings. Where children use the space, we make sure the carpet has time to dry fully before they're back. For halls, clubhouses and premises outside Dublin, see commercial carpet cleaning across Leinster.
Stairwells, corridors and entrances
The busiest commercial carpet is often the bit nobody owns: communal stairwells in apartment blocks, hotel corridors, the stairs up to a first-floor office or restaurant. Treads wear at the front edge first, corridors develop a dark lane down the middle, and entrances take the worst of the weather.
Stairs are cleaned step by step with a hand tool, working down from the top so nothing clean is walked on. In apartment blocks we usually deal with the management company or the property manager, and we'll work floor by floor so residents can still get in and out. Our stair carpet cleaning page has more on communal stairs.
At the front door, the barrier mat and the first few metres of carpet trap most of the grit, salt and rain that would otherwise spread through the building. That strip is vacuumed hard before any water goes down, because loose grit turns to mud once it's wet, and then it gets the strongest pre-treatment of the day. Cleaning the entrance more often than the rest of the floor is the simplest way to keep the whole carpet looking better between full cleans.

Spills, gum and stains
On commercial carpet, most of what customers see is general traffic soiling, and that lifts well. Individual marks vary:
- Usually come out well: spilled drinks, coffee, food, mud, salt and grit tracked in during winter, and the grey lanes down corridors.
- May only lighten: old red wine and beer stains in pubs, grease that has been walked in from a kitchen for months, rust from furniture feet, and gum that's been trodden flat.
- Usually permanent: bleach, burns from cigarettes or heaters, and colour loss from strong cleaning chemicals.
Before treating a stain on a patterned or wool-rich carpet, we test the product on a corner of the area first to make sure the dyes hold. Our carpet stain removal page explains what affects the result.
Day to day, a decent entrance mat, daily vacuuming of the busy areas, chair mats under desk chairs and staff who blot spills straight away all make the clean last longer. Avoid supermarket carpet sprays, which leave a sticky residue that attracts more dirt.
Need a price for your premises? Send photos of each area and a note of your opening hours on WhatsApp. We'll reply with a clear price and a suggested time slot, usually the same day.
Drying, furniture and handovers
Commercial carpet is damp, not wet, when we finish and usually dry in a few hours. Leaving the heating or air conditioning on, and propping internal doors open, helps a lot.
We move chairs, stools, light tables and small units ourselves. Desks, filing cabinets, bookcases, display units and anything bolted down are cleaned around. In offices, ask staff to clear bags, bins and boxes from under their desks and to lift cables off the floor; we don't unplug or move computers. Chairs and light furniture go back once the carpet is dry enough, with tabs under metal feet if needed to avoid rust marks.
If you're moving out, refitting or handing back a lease, check what the lease says about carpets and clean once the space is empty. An empty floor is quicker to clean and nothing is left standing on damp carpet. See office clearance if the furniture needs to go first.

Pricing, scheduling and areas
How pricing works
Commercial jobs are priced on the area to be cleaned, the condition of the carpet, how much furniture needs moving, access (floors, lifts, parking) and when you need us there. Upholstered seating and mattresses are priced per piece. Send photos of each area, a rough size or a floor plan, and your opening hours, and you'll get a clear price back.
Before we arrive
- tell us where the van can park and how we get in at the agreed time
- clear small items, bins and boxes off the floor
- let staff know which areas will be out of use
- show us a tap and a socket we can use
- have someone available to walk the floor with us at the end
How often?
It depends on the foot traffic, but as a rough guide:
| Premises | Typical approach |
|---|---|
| Restaurants, pubs and cafés | Dining areas and entrances every few months; more often for busy venues |
| Offices | Walkways and entrances once or twice a year; quieter rooms less often |
| Hotels and guesthouses | Corridors and reception regularly, bedrooms in rotation |
| Churches and community spaces | Once or twice a year, timed around the calendar |
Where we work
We're based in Dublin and clean business carpets across Dublin and all of Leinster, including the city centre, Dublin 2, Portobello, Ballsbridge, Sandyford and Swords. For homes, see our main carpet cleaning page, and if the outside of the premises needs attention too, ask about power washing for entrances, paths and forecourts.
