Georgian Dublin, then and now
Dublin 2 is the city's Georgian heart: St Stephen's Green, Merrion Square, Fitzwilliam Square, and the streets that join them, such as Baggot Street, Leeson Street and Harcourt Street, down to the Grand Canal. Most of those tall brick houses were built as homes. Today many are offices, practices and agencies, while others are apartments, from a single flat at the top of the house to a whole building converted.
Further east, towards Pearse Street and Grand Canal Dock, there are modern office buildings and apartment blocks. Either way, the carpets in Dublin 2 work hard, and the buildings ask for some thought before the machine goes in.
Offices in period houses
A Georgian office usually has carpet on the main staircase, carpet tiles or broadloom in the rooms, and a reception area that takes every footstep from the street. The wear pattern is predictable: a dark lane from the front door to reception, a worn patch at the top of each flight, and castor marks under every desk.
We clean offices early, before staff arrive, or on a Saturday, so the carpet has time to dry before the working day. Carpet tiles are cleaned in place, chairs and light furniture are moved and returned, and fixed desks are cleaned around. For larger premises, restaurants included, see commercial and restaurant carpet cleaning in Dublin and our page on office carpet cleaning. If an office is being refitted and old furniture has to go first, see office rubbish removal around Grafton Street.

Tall stairs, no lift
Georgian houses rise four or five storeys over a basement, and few have a lift. That's fine. Our extractor is portable and comes up the stairs with us, along with the hoses and air movers. The main staircase is often the most important carpet in the building: wide, long and the first thing a visitor sees. It's cleaned step by step with a hand tool, working down from the top.
Many of these buildings are protected structures, with original joinery, painted skirting and balustrades. We keep hoses clear of the woodwork, put the machine where it won't mark anything, and wipe up any splash as we go.
Period apartments around the squares and the canal
Apartments in Dublin 2's period buildings often have a mix: wool carpet that came with the flat, synthetic carpet in the bedrooms, and rugs over old boards. Wool needs a solution that suits it and controlled moisture; rugs get a colour test first. Our rug cleaning page explains which rugs we clean on site and which are better sent to a specialist.
Many flats here are rented, so end-of-tenancy cleans are common. The empty flat is the easiest to do, ideally after any painting and before the new tenant's inventory. Spills, foot traffic and general soiling come out; burns, bleach and carpet worn bare inside the door are damage, and no clean will change them.
Office, practice or apartment? Send photos of each area and the stairs, with the floor and building details, and we'll reply with a fixed price, usually the same day.
Parking and access in Dublin 2
There's no free parking at the door in Dublin 2. We use pay-and-display, a nearby car park or a loading bay, and carry the equipment in. If your building has its own car park or a rear lane, tell us. A basement entrance under the front steps can also help, because it lets us bring equipment in without crossing the main hall.
Entrances and heavy-traffic areas
The first few metres inside the door take the brunt of wet shoes and grit from the street. Good entrance matting catches a surprising amount of it, and between full cleans a spot treatment on the reception lane stops it building up. If the office has a mat that has lost its grip, or carpet worn through at the threshold, cleaning won't fix that, and we'll tell you.
Drying in an office is usually quick, because the carpet is low-pile and the rooms are large. With air movers running and the heating on, a few hours is typical. Wool broadloom on a Georgian staircase takes longer, so if the stairs is the only way in and out, we'll plan the order of work so that staff aren't stuck upstairs while it dries.
Booking in Dublin 2
Send photos of each room, the stairs and any problem areas, with the building's name and which floors you occupy. We'll quote the company, practice or management agent directly and can invoice them. Spotless is fully insured, which building managers usually ask about, and Ciprian is Prochem-trained (certificate 2018/020).
