Homes run by management companies
Ongar was built mostly in the 2000s, as a planned district on the western edge of Dublin 15. Most homes there are apartments, duplexes or townhouses, and most of them sit inside developments run by an owners' management company, usually through a managing agent. That shapes carpet cleaning in two ways: the shared halls and stairs belong to the management company, and the rules of the development apply to anyone working inside it.
We work on both sides of that line: carpets inside your own home, and the communal carpets the management company looks after.
Communal halls, stairwells and corridors
Shared carpets take far more traffic than anything inside an apartment. Residents, visitors, deliveries and furniture all go up the same stairs, and the first flight and the ground-floor hall darken fastest. A grey or charcoal carpet hides it for a while, then suddenly looks tired all at once.
We clean communal carpets the same way as home carpets, with a portable extraction machine and a hand tool for every step. A few things are different:
- Timing. We work at quieter times within our hours, and finish the stairs last so people can still get in and out.
- Access. The managing agent tells us where to plug in and fill the machine, which is often a bin store, a cleaner's cupboard or a vacant unit.
- Drying. Communal carpets get walked on before they're fully dry, so we keep the moisture low and use air movers where there's power.
- Quotes. We price the job for the agent or the management company directly, from photos of each floor.

The stairwell in the photos was cleaned this way. The difference on a dark communal carpet is less about colour and more about the pile: walked-flat carpet stands up again once the grit is rinsed out of it.
It helps if the managing agent tells residents the date in advance, by email or a notice in the hall, so nobody is surprised by a damp stairs or a hose on the landing. Bikes, buggies and post left in the hall need to be moved for the day.
Inside your own apartment or duplex
Inside a unit, the job is an ordinary home clean: living area, bedrooms, the hall and any internal stairs. A few practical points help on the day:
- Parking. Visitor spaces in Ongar developments are often limited, and some need a permit on the dashboard. Tell us what's available.
- Getting in. Let us know about fobs, door codes and which block you're in.
- The lift. If there is one, the machine goes up in it. A walk-up block is fine too; just tell us the floor.
- Ventilation. Leave the trickle vents open and a window on the latch while the carpet dries.
Duplexes often have their own front door and a stairs straight up from it. That stairs is cleaned last, finishing at the door.
Townhouses over three floors
Plenty of Ongar's townhouses stand on three floors, with bedrooms at the top, the living room in the middle and a hall, and sometimes a small room, at ground level. That adds up to two stairways and a landing at each level, all cleaned by hand. It's worth mentioning when you ask for a price, and a photo of each stairway taken from its bottom step is all we need.
We start on the top floor and work down, so nobody has to walk over a clean carpet to get out.
Management company, landlord or owner? Send photos of the carpets, each flight of stairs and the access arrangements on WhatsApp. We'll come back with a fixed price, usually the same day.
Between tenants
Ongar has a lot of rented apartments and townhouses, and many of the landlords live elsewhere. We can arrange access through the letting agent or a key safe, and send photos when the job's done if that's useful as a record. The best time is when the unit is empty, so every corner can be reached and drying is quicker.
We'll be honest about what will and won't come out. General soiling and recent spills usually lift well; burns, bleach and old pet stains in the underlay may only improve. Our end-of-tenancy carpet guide covers what landlords tend to check.
Furnished lets often need more than the carpet. A fabric sofa and a mattress can be cleaned on the same visit, while the machine is set up, and priced in one quote. It gets a flat ready for the next tenant in one trip rather than two.

Ongar and the rest of Dublin 15
We cover all of Ongar and the areas around it: Clonsilla, Littlepace, Mulhuddart, Blanchardstown and Castleknock. Our Dublin 15 carpet cleaning page links them all, and Mulhuddart has its own page.
For sofas, there's a separate page on sofa cleaning in Ongar, and our main upholstery cleaning page covers fabrics in detail. Offices and other commercial premises are on our commercial carpet cleaning page. Ciprian, who runs Spotless, completed Prochem carpet-cleaning training in 2018, and we're fully insured on every job. The full method is on our Dublin carpet cleaning page.
