Cabra houses, inside and out
Much of Cabra was built by Dublin Corporation from the 1930s into the 1950s, with long curving roads of terraced and semi-detached houses, and Cabra West was among the later parts. Towards the Navan Road and the Old Cabra Road there are privately built houses too, along with some newer apartment blocks.
Inside, the layout is usually compact: a small hall, a straight stairs, a front living room, a kitchen to the back and two or three bedrooms upstairs. Carpet tends to be on the stairs, the landing, the bedrooms and the living room. A lot of these houses are owned by long-standing families, and a good number are rented, including to students at TU Dublin's Grangegorman campus nearby.
The turnaround, step by step
Between tenants, the order of jobs makes a real difference to how good the carpets look at the end. This is the sequence that works best:
- Empty the house. Anything the last tenants left goes first. Our house clearance service in Cabra handles furniture, mattresses and bags.
- Repairs and painting. Paint dust and drips land on the carpet, so decorating comes before cleaning, not after.
- Carpet cleaning. Empty rooms are quicker to clean and every corner gets done, including the strips along the skirting.
- Drying. Typically a few hours. Leave the heating on and a window open in each room.
- Photos for the file. Take dated pictures of each clean room before the new tenant arrives.

Stairs and the front room
In a Cabra terrace, two carpets show a tenancy more than any other. The stairs takes every trip up and down, and the first few steps go grey from shoes that came straight in off the street. The front room shows where life happened: a dark patch where the sofa's front edge meets the floor, a lane from the door to the couch, and spills around where people ate.
Both respond well to a pre-treatment followed by a hot rinse. Some marks need more honesty than others. Food, drink, mud and general grime usually lift. Burns, bleach spots and anything that has taken the colour out are permanent. Old coloured drink stains may fade without disappearing. Our page on carpet stain removal explains why.

When the tenants are still living there
Not every clean happens in an empty house. On a long let, a carpet clean partway through keeps the stairs and living room from wearing out early, and some landlords offer one when a lease is renewed. With people living in the house, we move the lighter furniture, clean around the heavy pieces and do the rooms in an order that leaves the tenants somewhere to sit while things dry.
Tenants who are moving out can book us directly too. Book a day or two before the final inspection, and the carpets will be dry when the landlord or agent walks through.
Mattresses and sofas in furnished lets
Furnished houses come with a sofa and mattresses, and both take a lot of wear over a tenancy. They can be cleaned on the same visit as the carpets. Mattresses get a hand tool and a pre-treatment on marks, and sofas are checked for their care label before any water goes near them; see mattress cleaning and upholstery cleaning.

What to send for a price
A landlord who lives elsewhere, or an agent managing several houses, can price a whole turnaround from a phone. Send these on WhatsApp or through our contact page:
- One photo per room, taken from the doorway so the whole floor is in shot
- The stairs from the bottom step, and the landing from the top
- Close-ups of any stains, with a note of what caused them if you know
- Sofas and mattresses that stay with the house
- The dates the house is empty, and who will let us in
You'll get a fixed price back, usually the same day. If you can't be there on the day, a key with the agent or a neighbour works, and we'll send photos of the finished rooms.
