Dirty, worn, or both?
Plenty of carpets in Rathfarnham homes aren't new. Often it's the good carpet fitted many years ago, still down, still sound, but looking flat and grey in the places people walk. Before anyone spends money, it's worth working out whether the problem is dirt, wear or a bit of both, because only one of those responds to cleaning.
A quick check in your own house tells you a lot:
- The edges are brighter than the middle. That's mostly soil, and cleaning lifts it.
- The pile feels flat but full under your hand. Cleaning and grooming will raise it a little.
- You can see the backing between tufts. That's wear, and a clean won't hide it.
- The front edges of the steps are bald or frayed. Those treads may be due a fitter's attention.
If your carpet sits in the first two, a clean is good value. If it's in the last two, we'll say so honestly from your photos.
How we read a carpet from your photos
Photos taken in daylight, with the light behind you, show soil and wear far better than ones taken at night under a ceiling light. For an older carpet, send a wide shot of each room from the doorway, a close-up of the walkway beside a close-up of the strip by the skirting, and one from the side along the stairs that shows the front edges of the treads.
From those, we can usually tell you what will brighten, what will stay the same and roughly how the finished carpet will look. That's when you decide whether to clean, and you'll have a fixed price before anything is booked.
Stairs and landings in Rathfarnham semis
Most of the semis on the Dublin 14 and 16 estates have a straight stairs, sometimes with a turn near the top, and a landing that serves every bedroom and the bathroom. The landing takes more traffic than any bedroom, and the strip outside the bathroom door often gets sticky from toiletries and drips, which makes it hold dirt.
Each step gets a hand tool, front edge and riser included, and the landing gets a pre-treatment on the bathroom strip and the main lanes before the hot rinse. Our stair carpet cleaning page explains the method in full.
On an older stair carpet, the change after a clean is usually most obvious on the risers and the sides of each step, which keep their colour and just needed the soil taken out. The front edges improve too, but they're where wear shows first, so a clean brightens them without making them look new. If the rest of the house is in good order and only the stairs is tired, cleaning it on its own is a common booking and a sensible way to buy a few more years before replacing it.

Period homes near the village
Closer to Rathfarnham village and towards Terenure and Rathgar, older houses have taller ceilings, bigger rooms and often wool carpet or rugs on timber. Wool cleans well but needs controlled moisture and a gentle solution, so we test first; our wool carpet cleaning page explains why. Rugs are colour-tested and cleaned on site, and kept off the boards until fully dry.
These houses can feel cool even in spring, with solid walls and big sash windows, and that slows drying. A clean in the morning with the heating on through the afternoon is the easiest way round it. If there are rooms you rarely use, such as a front room kept for visitors, they can be left until last so the rooms you live in are dry first.
Not sure whether to clean or replace? Send a few daylight photos of the carpet, including close-ups of the stairs. We'll tell you honestly what a clean will do and give you a fixed price, usually the same day.
Faster drying on the landing
Landings are the slowest carpets in a house to dry. Many have no window, the air barely moves, and they sit at the top of the stairs where warm, damp air collects. That's where the air movers in the photo at the top of this page earn their keep. They push a constant stream of air across the carpet, which takes the moisture away far faster than a still landing can.
After we leave, open the bedroom doors and a window in one or two rooms, and leave the heating on low. Drying typically takes a few hours, depending on airflow, and our carpet drying time guide explains what slows it down.
Rathfarnham and around
We cover Rathfarnham, Ballyboden, Knocklyon, Ballinteer, Whitechurch and the surrounding roads. Next door, see carpet cleaning in Churchtown and Terenure. Older armchairs can be refreshed on the same visit; see upholstery cleaning. If a family home is being cleared before a sale, our Rathfarnham house clearance page explains how that works.

Once you've decided a clean is worth it, the figure comes from the same photos: the number of rooms, the stairs and landing, any chairs, and how far the soiling has gone. It's agreed before you book, and we're insured on every visit. Our Dublin carpet cleaning page sets out the method in full.
