Estates, rentals and busy halls
Clondalkin is one of Dublin's biggest suburbs. Around the old village there are older cottages and houses, and spreading out from it are estates of semis and terraces built mainly in the 1970s and 1980s, such as Rowlagh, Neilstown, Bawnogue and Deansrath, with newer developments near the train line and towards Lucan and the N7. Many houses are owner-occupied family homes; plenty are rented.
The carpets that need us most are in the hall and on the stairs. In a typical estate house the front door opens into a small hall with the stairs rising straight out of it, so every journey in or out crosses the same few square metres. That patch, the bottom steps and the landing at the top are where the grey shows first.
Turning a rental round between tenants
For landlords, timing decides how well the changeover goes. The order that works best:
- Clear what the last tenants left. If there's furniture or rubbish, our Clondalkin house clearance team can take it away first.
- Repairs and painting. Dust and paint drips land on the carpet, so get these done before the clean.
- Clean the carpets in the empty house.
- Take inventory photos once the carpet is dry, so you have a record of its condition at the start of the new tenancy.
An empty three-bed estate house is often cleaned in a morning or an afternoon, with drying time on top. If you're managing it from elsewhere, the keys can be left with an agent or a neighbour, and we'll send photos of the finished rooms. Our guide to preparing a rental property covers the rest of the changeover, and landlords with several houses may want to read about carpet cleaning for landlords and agents.
What the dirty water tells you
At the end of a clean, the extractor's dirty-water tank is emptied into your sink or toilet, as in the photo at the top of this page. It's usually the moment people stop wondering whether the carpet needed doing. Even carpets vacuumed every week hold fine grit, skin, hair and the greasy film from shoes deep in the pile, and the hot rinse brings it out.
That's also why we work the way we do. Hot water and a cleaning solution go into the pile under pressure and are pulled straight back out by a strong vacuum, carrying the loosened dirt with them. Very little water is left behind, which is why most carpets are dry in a few hours rather than a day.

Smoke, pets and stains in a rental
Rentals collect their own kind of marks:
- Smoke. Tobacco leaves a yellowish film and a smell in carpets. Cleaning removes a lot of it from the carpet, but the smell also lives in walls, ceilings and curtains, so paint and wash those too, or it creeps back.
- Pets. Fresh accidents come out well. Old urine soaked into the underlay can leave an odour that returns in damp weather, and sometimes the only full fix is replacing that section of underlay.
- Wicking. Sometimes a stain reappears as a carpet dries, because residue deep in the pile or backing rises to the surface. We extract thoroughly to prevent it, and a spot that does wick back can usually be treated again.
- Damage. Burns, bleach, rips and carpet worn bare inside the door aren't dirt, and no clean will change them.
Tenants trying to get a deposit back should read our end-of-tenancy carpet cleaning guide before booking.
Halls and stairs in family homes
Family homes in Clondalkin usually want the hall, stairs and landing, plus the living room. Each step gets the hand tool, the landing and hall the main wand, and the living room is done with light furniture moved and put back. Most carpets here are synthetic, which cleans well and dries quickly; an older wool carpet needs a gentler solution, so tell us if you have one.
Children and pets should stay off the cleaned rooms until the carpet is dry. With air movers running and a window open, that's typically a few hours.
Rental changeover or family home? Send photos of each carpet and the stairs on WhatsApp, and we'll come back with a fixed price, usually the same day.
Clondalkin and neighbouring areas
We cover the whole of Dublin 22 and the areas around it: Palmerstown, Ballyfermot, Kingswood, Newcastle, Saggart and Rathcoole, with Lucan and Dublin 8 on our other pages. Most estate houses have parking outside, so access is rarely a problem. For the newer apartments near the train line, tell us about the car park, any fob or barrier, and whether the management company wants contractors signed in. We work Monday to Saturday, 8am to 5pm, so a landlord can fit a Saturday changeover between one tenancy ending and the next beginning.
Prochem trained Ciprian in carpet cleaning in 2018, and we're fully insured on rentals and family homes alike. The full service is on our Dublin carpet cleaning page.
