Carpets in rented and managed property
Landlords and agents rarely book carpet cleaning because a carpet looks a bit tired. They book it because a tenant has moved out, a new one is moving in on Friday, an inspection is coming, or residents have complained about the state of the stairwell. The cleaning itself is the same hot-water extraction we use in any Dublin home. What's different is everything around it: keys, deadlines, records and who gets the invoice.
Here's how we work with landlords, letting agents and property managers:
- Vacant properties, without you there. Keys from you, the agent or a key safe, returned the same way.
- Photos as a record. Before and after photos on WhatsApp, useful for your files and the next check-in report.
- Invoices made out correctly. To the landlord, the letting agent or the management company, with your property reference.
- Fully insured on every job. If your agent or management company needs details, just ask.
- One point of contact. Arranged on WhatsApp, by phone or by email, from the quote to the last photo.
Turning a rental round between tenants
An empty rental is the easiest kind of carpet job. There's no furniture to work around, every corner can be reached, and the rooms can dry with the windows open and nobody walking on them.
The order of work matters. Carpets should be one of the last jobs in a turnaround, after anything left behind has been taken away and after the painters and handymen have finished. Paint drips, plaster dust and work boots will undo a fresh clean in an afternoon. A typical turnaround runs:
- Clear what the last tenant left. Furniture, bags and bits in the presses. We can do this too: see property clearance for Dublin landlords.
- Repairs and decorating.
- Carpets, sofas and mattresses cleaned.
- Photos and the inventory for the incoming tenant.
Dublin rentals come in every shape, from city-centre apartments with lifts and loading bays to flats in converted period houses and family semis in the suburbs. Tell us the type of property and how many flights of stairs there are, and we'll plan it. Our guide to preparing a rental property covers the rest of the turnaround. If you're a tenant reading this, or want to understand the deposit side, see end-of-tenancy carpet cleaning.

Communal stairwells, landings and corridors
The carpet in the common areas of an apartment block takes more traffic than any carpet inside the flats. Residents, visitors, couriers and bikes all use the same route, and it shows as grey lanes up the middle of the stairs, dark nosings on every step and a worn patch outside the lift.
Cleaning common areas needs a bit more planning than a private home:
- Timing. We agree a day and time with the management company, so residents can be told in advance. Mid-morning, once most people have left for work, is often quieter.
- Keeping a route open. Stairs and corridors are cleaned in sections, usually from the top floor down, so nobody is trapped and nothing gets walked on twice.
- Water and power. We need a tap and a socket somewhere in the building. Tell us where they are, whether that's a cleaner's store, a plant room or a vacant unit.
- Parking and lifts. A loading bay or a visitor space near the entrance helps. The extractor is portable and fits in a normal lift.

For blocks in the city centre, see carpet cleaning in Dublin city centre, where parking and loading need the most planning. Newer developments with management companies, like those in Ongar, are covered too. If you also manage offices, shops or other commercial space, commercial carpet cleaning explains how we work around opening hours.
Managing a property and need a price? Send photos of each room or stairwell, the number of floors, and how we'll get in. We'll reply with a fixed price, usually the same day.
Keys, photos and paperwork
When we're cleaning a property you won't be visiting, the record of the job matters almost as much as the job. On the day we:
- collect the keys as arranged and return them the same way
- photograph each room before we start, so the condition of the carpet and any existing marks are on record
- note any stain that didn't fully come out, with a photo and a short explanation
- photograph the finished rooms once the carpets are groomed and drying
- send the photos on WhatsApp, or by email if your office prefers
The invoice is made out to whoever you tell us, with the property address and any reference number, so it can go straight into your accounts. At the end of a tenancy, that gives the agent or inventory clerk a clear note of what was cleaned and when.
What cleaning can and can't fix in a rental
Before you book, it helps to know where cleaning stops and replacement starts. A clean can't make a worn-out carpet pass an inspection, and we'd rather tell you that from the photos than take your money for a disappointing result.
| What you're looking at | Will cleaning help? |
|---|---|
| Grey traffic lanes and general soiling | Yes, usually a big improvement |
| Everyday spills: tea, coffee, food, mud | Usually come out well |
| Fresh pet accidents | Usually clean up well |
| Old pet urine soaked into the underlay | The carpet improves, but odour can come back in damp weather |
| Red wine, curry, old dark stains | Often lighten a lot, may leave a trace |
| Bleach spots, burns, dye stains | No: these are damage, not dirt |
| Flattened or worn-through pile | Cleaner, but still worn |
Getting a price for a property
You don't need to meet us at the property. Send:
- a photo of each room from the doorway, and of each stairwell or corridor
- the number of floors or flights, and whether there's a lift
- the address or Eircode, and where we can park
- how we'll get in, and who holds the keys
- your deadline, such as the move-in date or the inspection
- who the invoice should go to
We price by what's being cleaned and its condition: rooms, stairs, landings and corridors, plus any sofas or mattresses. You'll get a fixed price before you book. If you manage several properties, send them together and we'll price each one separately. For everything we clean in Dublin homes, see our main carpet cleaning page.
