An office clearance planned around your business
Clearing an office is mostly logistics. The lifting is the straightforward bit; the planning is what makes it go well: when the lift is free, where the van can stop, which desks are going and which are staying, and who signs off at the end. We do the planning with you from the first photos, so the day itself runs to a plan.
Here's what you get when Spotless clears an office:
- One agreed price. Worked out from your photos or a short video walk-through, and it doesn't change on the day.
- Timing that suits you. Early starts or Saturdays by arrangement, so the clear-out doesn't take over a working day.
- Dismantling done on site. Bench desks, workstations, shelving and screens taken apart so they move through lifts and stairwells without damage to the building.
- Electricals sorted out. Computers, monitors, printers and kitchen appliances go to electrical recycling, not into general waste.
- Left clear. The space empty and swept, ready for the landlord, the agent or your fit-out crew.
We clear offices of every size, from a single room above a shop to a full floor in a city-centre block. Our page on office clearance in Dublin goes into the city side of it: kerbside loading, Docklands buildings and business parks around the M50.
What we take out of offices
If it's loose and you don't want it, we can usually take it. A typical office clearance includes:
| Area | What usually goes |
|---|---|
| Desks and seating | Desks, bench workstations, pedestals, office chairs, meeting tables, reception sofas |
| Storage | Filing cabinets, lockers, cupboards, shelving, plan chests, archive boxes |
| Dividers | Desk screens, free-standing partitions, whiteboards, pin boards |
| IT and electricals | PCs, monitors, printers, phones, servers you've already decommissioned, cabling once it's unplugged |
| Kitchen and canteen | Fridges, microwaves, water coolers, tables and chairs |
| Everything else | Old stock, display stands, carpet tiles you've already lifted, packaging, general office waste |
If you only need a few items moved on, such as a boardroom table or a stack of chairs, our furniture removal service suits smaller jobs. For units with racking, pallets and stock as well as offices, see factory and warehouse clearance.

What's included, and what isn't
The price covers the whole job from the first trolley to the last sweep. What it doesn't cover is anything that needs a different trade or a paper trail we can't give you.
| Included in the clearance | Not something we offer |
|---|---|
| Carrying everything out, from any floor | Data destruction or drive wiping |
| Dismantling desks, screens, shelving and lockers | Confidential shredding with certificates |
| Protecting the lift, doors and corridors | Disconnecting data cabling or electrics |
| Sorting for reuse, recycling and licensed disposal | Taking down stud walls or fitted joinery |
| Separating electricals and appliances | Hazardous waste, such as paint, oils, chemicals or bulk batteries |
| A sweep of the cleared floor | Repairs or redecoration for dilapidations |
If the right-hand column matters for your move, line up the specialist first and we'll fit our day around theirs.
Computers, hard drives and confidential paper
This is the part people worry about most, so we'll be straight with you about what we do and don't do.
What we do: take computers, monitors, printers, phones and other electricals and bring them to electrical recycling, separated from the general waste.
What we don't do: we don't offer a data-destruction or confidential shredding service. Before the clearance, either wipe the drives, remove them, or ask us to put every hard drive we find to one side so you can keep it or hand it to a data-destruction company. The same goes for paper: anything with client, staff or financial details should go to a shredding company first. Empty filing cabinets, old catalogues and general paperwork are no problem.
It's better you hear that from us now than assume something on the day.

Trading hours, lifts and building management
Most offices we clear are still trading, or sit in a building with other tenants who are. So we plan around:
- Your hours. Our day runs from 8am to 5pm, Monday to Saturday. An early start or a Saturday by arrangement keeps the noise and the trolleys out of everyone's way.
- The lift. Many buildings want the goods lift booked, padded or used only at set times. Tell us the rules and we'll fit the job around them.
- Loading and parking. City-centre streets, loading bays with time limits and business parks with security barriers all need a plan for where the van stops. Let us know about access when you send photos.
- Building management. If there's a facilities manager or a management company, give us their contact or pass on their requirements early. Sign-in procedures and lift protection are easy to handle when we know about them in advance.
Need an office cleared? Send photos of each room, plus a note about the lift, parking and the dates that suit, and we'll reply with a fixed price, usually the same day.
Step by step, from first photo to handover
- Photos and a list. You send photos of each room, the storeroom and the kitchen, and tell us what's staying. A coloured sticker on every keeper makes it obvious on the day.
- A fixed price and a date. We agree the day, the start time and how long the lift is needed.
- Building paperwork. We're fully insured on every job, and if building management asks for details of our cover or a note of how we'll work, we send it ahead so sign-in is quick.
- Your side beforehand. IT removes or wipes the drives, staff clear their own drawers, and anything confidential goes to the shredder.
- The day itself. Lift and doors protected, furniture dismantled, everything sorted as it's loaded.
- The walk-round. We go through the empty space with you, or send photos to whoever is signing off if you can't be there.
How long an office clearance takes
Time on site depends far more on access than on size. A ground-floor office with the van at the door clears quickly; the same furniture on the fourth floor with a shared lift takes longer. As a rough guide:
| Office | Typical time on site | What decides it |
|---|---|---|
| A single room or a few desks | A few hours | Stairs or lift, and where the van parks |
| A small open-plan office | Around a day | Bench desks to dismantle, IT to separate |
| A full floor or several floors | More than a day, often phased | Lift slots and loading bay times |
We'll confirm a realistic time with the quote, so you can book the lift and tell the building.
End of lease, dilapidations and partial clear-outs
Office clearances usually come about for one of a few reasons:
- End of lease. The landlord expects the space handed back empty. We clear the furniture, storage and waste so you can deal with any dilapidations work with the space clear. If the property is going straight to an agent, our property clearance page explains how we work with landlords and agents on handover dates.
- Moving office. You're bringing the essentials with you and need everything else gone before the keys go back. We can clear on the day you move or just after.
- A refit. New desks are booked for delivery, and the old desks, chairs and screens have to be out the day before the fitters come.
- A partial clearance. One floor, one storeroom, or years of archive boxes and broken chairs in the back office. Our page on clearing out an office while you keep working covers that kind of job in more detail.
If you're not sure which parts you need, office clear-out services breaks the work into pieces: furniture only, IT only, the kitchen, the archive room or a full closure.
Where office furniture and equipment ends up
We don't load everything into one heap. As we clear, items are sorted:
- A second life. Desks, chairs and storage in sound condition are kept apart so another office can use them where possible.
- Recycling. Metal pedestals, cabinet frames, electricals, kitchen appliances and flattened cardboard each go to recycling.
- Licensed disposal. Worn seating, chipboard that won't survive another move, and general office waste go to licensed waste facilities.
We're an authorised waste carrier, holding permit NWCPO-25-13287-01. For a business that matters: if your office waste ends up dumped by an unpermitted collector, it can come back on you.

How office clearance is priced
Every office is different, so the price reflects what you actually have rather than a rate per desk. It depends on:
- Volume: roughly how many van loads.
- Access: floors, lift size and booking rules, distance from the lift to the van, parking.
- Dismantling: bench desks, workstations and shelving take time to take apart.
- Special disposal: fridges, water coolers and large amounts of electricals.
- Timing: early starts and Saturdays are fine; just tell us at the quote stage.
Send photos of each room, the storeroom and anything heavy, or a short video walking through the office. For a large multi-floor job a quick visit may make more sense, and we'll say so. You'll get a fixed price back, and our guide on planning an office clearance covers what to sort out beforehand.
Preparing the office for clearance day
A little preparation saves hours on the day:
- Staff take their own things. Mugs, photos, chargers and anything in the pedestals.
- Mark what's staying. Stickers or tape on every desk, chair and cabinet you're keeping.
- Empty the filing cabinets of anything confidential, and send it for shredding.
- Defrost the fridge the day before, and leave the water cooler unplugged and empty.
- Book the lift and the loading bay, and tell reception or security who's coming.
- Leave fobs or keys for the doors we'll need, if you won't be there first thing.
Once the office is empty, it's also the best moment to have the carpet tiles cleaned before handover. Ask about commercial carpet cleaning in the same quote.
