Two very different places to clear an office
Kilkenny's offices sit in two quite different settings, and the setting decides most of the plan. In the medieval centre, solicitors, accountants, architects and small agencies often work from the upper floors of old buildings on or just off High Street, Parliament Street and John Street. Out on the edge of the city, offices sit in business parks and estates such as Purcellsinch on the Dublin Road and along the Hebron Road, with car parks, wide doors and sometimes a roller shutter at the back.
| Setting | What usually shapes the job |
|---|---|
| Upper floors in the old centre | Narrow, turning stairs, no lift, and a van that can't always stop at the door |
| Converted townhouses | Small rooms, heavy doors and furniture that has to come apart to get out |
| Business parks on the ring road and Dublin Road | Easy loading, but more volume: whole teams' desks, storerooms and canteens |
Same pricing logic, very different day. That's why we ask for a photo of the street or car park as well as the rooms themselves.
Upstairs offices in the medieval centre
The old streets are a big part of Kilkenny's character, and an office clearance has to respect them. Most upper-floor offices here were never designed for furniture to leave in bulk: the stairs turn, the landings are tight and the banisters are often original.
So we work the whole building, not just the room:
- Desks and cupboards come apart upstairs. Pedestals, bookcases and meeting tables are dismantled where they stand, so nothing is forced round a bend.
- Staging by the street door. Items come down to the hall first, then go out in short, quick runs, which keeps the van's stop brief.
- Stairs and walls protected. Covers on the steps and care on the corners, because a scuffed period stairwell is a poor way to end a lease.
- A word with the shop below. If you share a street door with a retailer, we time the carrying to suit their deliveries and opening.
Loading on the narrow streets is limited, and a stop outside a busy shopfront can't be a long one. An early start avoids the worst of it, and so does steering clear of festival weekends, when the centre fills with visitors. Tell us your street and we'll work out where the van goes.

Business parks on the edge of the city
Offices at Purcellsinch, along the Hebron Road and in the other estates near the ring road are a different job. Access is rarely the problem; volume is. A business-park office tends to hold rows of bench desks, a storeroom of archive boxes, a comms cupboard, a kitchen and sometimes a small warehouse area behind the office.
If part of the unit is racking, pallets or stock, our factory and warehouse clearance service covers that side, and we can quote both together. For a straightforward office on one floor with a car park outside, the van backs up, the desks come apart and the whole floor is usually cleared in a single visit. If it's only a boardroom table and a few chairs, furniture removal is the simpler booking.
Settled before we set off
We're based in Dublin and cover Dublin and all of Leinster, so a Kilkenny clearance starts with a drive down the M9. Everything is agreed before we leave, so the day isn't spent on phone calls:
- Photos of every room, the stairs or lift, and the street or car park.
- A list of what stays: fitted furniture, leased printers, anything belonging to the landlord.
- One person with the keys and the authority to say yes or no on the day.
- A start time that suits the building, usually early.
Most single-floor offices are one day's work. A larger office, or one with a long carry from upstairs, may run to two consecutive days, and we'll say so in the quote rather than surprise you.
Clearing an office in Kilkenny? Send photos of each room, the stairs and the street outside on WhatsApp, with the dates that work. We'll reply with a fixed price, usually the same day.
Files, computers and the parts that stay with you
Two things have to be settled by you before we arrive. The first is data: under GDPR, the personal data on old computers, phones and printers is your business's responsibility, so wipe or remove the drives. The second is paper: confidential files go to a shredding company, because we don't shred. Our main office clearance page explains both, and the office clearance planning guide has a checklist.
Once that's done, the rest is ours. Computers, monitors and kitchen appliances go to electrical recycling; metal cabinets and cardboard are separated out; furniture that's still usable is set aside for reuse where possible; the remainder goes to licensed facilities. We're an authorised waste carrier, permit NWCPO-25-13287-01, and fully insured on every job.

What sets the price
The fixed price reflects how much there is, how far it has to be carried, and how much dismantling it needs. In Kilkenny the carry matters more than usual: a second-floor office down a turning stair takes longer than the same desks on a ground floor out on the Dublin Road. The journey from Dublin is included, not added on later.
If you're also clearing a home in the county, our Kilkenny house clearance page covers that side. Offices in the neighbouring counties are covered on our pages for Carlow and Portlaoise.
