Period houses need a lighter touch
Dublin 4 has some of the city's finest Victorian and Edwardian houses: red-brick terraces in Sandymount, bigger villas along the avenues of Ballsbridge, and granite steps leading up to a great many front doors. They look wonderful clean, and they can be damaged by careless power washing.
The problem is rarely the brick or granite itself. It's the softer parts around them: lime mortar joints, old pointing, painted render and decorative tiles. Blast those at full pressure and you can wash out mortar, etch the surface and drive water where it shouldn't go.
So in Dublin 4, we start by looking at what each surface is made of and adjust from there:
- Hot water at moderate pressure on granite steps, kerbs and paths
- A gentle approach on lime pointing, keeping the lance off soft joints
- A low-pressure soft wash on painted and rendered fronts
- Careful work on tiled paths, with loose tiles pointed out first
Granite steps, tiled paths and front gardens
Granite steps take a beating: footfall, rain, algae from the shaded side and black marks from years of use. Hot water lifts most of it and brings back the grey speckle of the stone. Some deep staining fades rather than disappearing, which is normal for old stone. Our stone cleaning page covers granite, brick and concrete in detail.

Plenty of Sandymount front gardens also have a Victorian tiled path in geometric patterns. They clean up beautifully, but cracked or loose tiles need a lighter hand. Out the back, it's usually a small walled garden with a patio, where spray has nowhere to go, so we rinse down walls, windows and back doors as we finish. More on paved gardens in patio cleaning.
Gutter cleaning in Sandymount and Ballsbridge
Ballsbridge and Sandymount have a lot of mature trees, along the roads and in back gardens, and every autumn they fill gutters with leaves, twigs and moss. A blocked gutter on a period house does real harm: water spills down the brickwork, soaks the walls and turns the steps below green.

We clear out the debris, check that the downpipes are running freely and can wash the outside of the gutters and the fascias afterwards (fascia and soffit cleaning). Taller houses take more planning, so send photos showing the full height of the front and back. See gutter cleaning for the details, and roof cleaning if there's moss on the slates or tiles above.
Salt, wind and sea air
Living along Strand Road or anywhere near the bay means wind off the sea and a fine salty film that settles on everything: windowsills, uPVC frames, front doors and railings. On windy days, sand from the strand can end up on front paths and steps too.
Salt and sand aren't the same as moss, and they don't need force to shift. A gentle wash and rinse usually brings uPVC, sills and paving back. Painted railings and gates are best washed carefully, since flaking paint lifts easily.
Irishtown and Ringsend
Irishtown and Ringsend have a different feel from the avenues of Ballsbridge: narrow streets of terraced houses and cottages, often with no front garden at all, alongside newer apartment buildings towards the Docklands.
For cottages and terraces, the job is usually the front step, a small yard or back garden and sometimes the footpath outside the door. Access through the house is common, so let us know if that's the only way to the back. For apartment buildings, we quote management companies for entrance steps, courtyards, bin stores and shared paths. If you have a driveway, our driveway cleaning page explains what to expect.
Want a price for your Dublin 4 home? Send photos of the steps, path, gutters or patio on WhatsApp, with a note about parking. We'll reply with a fixed price, usually the same day.
Parking and access in Dublin 4
Many streets in Dublin 4 have pay-and-display or permit parking, and the van needs to be near the house. A visitor permit, a space on your driveway or a nearby loading spot all work. Tell us what's outside when you send photos and we'll plan around it.
We also clean carpets and upholstery in the area (carpet cleaning in Sandymount) and clear houses (house clearance in Sandymount), so if you're getting a period house ready for sale, we can price the lot together. Every other surface we clean is on our power washing page.
