The north-facing slab problem
Walk down almost any Maynooth estate and you'll see it. One side of the road has bright, dry drives; the other has a green sheen on the paving and moss along every joint. That isn't down to how well people look after them. It's down to which way the houses face.
In nearly every estate, half the homes have a north-facing front and the other half have a north-facing back garden. Whichever side it is, the paving there sits in the shadow of the house from October to March, never dries properly, and grows algae first and moss after. Patios usually come off worst, because they're tight against the back wall, in the deepest shade, and often hemmed in by fences.
So if your patio is green again within a year of a clean, the honest explanation is usually the compass. Cleaning resets it, and sweeping, clearing leaves and trimming anything that overhangs slows the next round. There's more on why growth returns in moss removal.

Commuter estates and their drives
Maynooth grew quickly as a commuter town on the M4 and the rail line, and a lot of its estates date from the 1990s and 2000s, spreading out from the Moyglare side to the estates off the Straffan and Dunboyne roads. Most have block-paved drives in front of semis and terraces, and some have concrete with a cobble-lock border.
When both adults commute, the drive is full of cars most evenings, so the parking strips build up tyre film and oil drips while the edges quietly go green. Hot water deals with both, and the joints get cleared as we work. Deep oil marks fade rather than vanish, and we'll say so from the photos. Our driveway cleaning page has the detail by surface.
The front of the house often needs a look too. Render on the north side picks up the same green as the paving below it, and a low-pressure soft wash lifts it without scouring the finish.
What we do on a mossy patio
Thick moss on slabs comes away in layers. Hot water loosens the growth and the green film underneath it, and on most slabs it needs nothing added. We then rinse the slabs and joints clean, working towards a drain.
- Concrete slabs take a fairly firm hot-water wash
- Sandstone gets a lower pressure, since it marks easily
- Porcelain cleans quickly; most of the work is in the joints
- Black lichen spots fade over the following weeks rather than vanishing on the day
A freshly washed patio often looks patchy while it dries, then evens out once every slab has dried through. See patio cleaning for stone-by-stone detail.
Student houses and rentals
Maynooth is a university town, and a good share of its houses are let to students or young professionals. Between tenancies, especially over the summer gap between academic years, is the easiest time to have the outside done: the house is empty, the drive has no cars on it and nobody is coming and going.
For a landlord, a washed drive, path and patio make the listing photos look better and set a clean baseline for the next tenancy. If the house needs emptying first, we do that as well (house clearance in Maynooth), along with the carpets (carpet cleaning in Maynooth).
Roofs and gutters on the shady side
The slope that keeps a patio green does the same to a roof. The north-facing side of a Maynooth semi can carry a thick layer of moss while the south side stays fairly clean, and when that moss washes down, it blocks the gutters and downpipes. We remove roof moss without high pressure (roof cleaning) and clear the gutters on the same visit.

Want a price for your Maynooth drive or patio? Send a wide photo and a close-up of each area on WhatsApp, and tell us which way the garden faces if you know. We'll reply with a fixed price, usually the same day.
Getting a Maynooth quote
Photos are all we need for most jobs: a picture from the gate or back door showing each area, and another close to the worst patch. We'll need an outside tap and a power socket we can use, so tell us where they are when you send photos. Tell us, too, if the back garden can only be reached through the house. The work is fully insured, and the price is agreed in advance.
A few other details help us plan the day:
- which way the front and back of the house face, if you know
- whether the cars can be moved off the drive on the day
- anything delicate beside the paving, such as pots, a pond or a newly planted bed
- any area you'd rather we left alone
Elsewhere in the county, there's power washing in Kildare, and for the town just to the south, power washing in Celbridge. Our power washing page lists every surface we take on.
