North and south of the Liffey
Dublin 1 and Dublin 2 hold more apartments than anywhere else in the city. North of the river there are blocks around the IFSC, the North Wall and Spencer Dock, older complexes off Gardiner Street and Parnell Street, and flats above shops on streets like Capel Street. South of it, apartments sit over Temple Bar, around George's Street and out towards Grand Canal Dock. Then there are the offices, from a single room over a shop to whole floors.
What all of these share is the trip from the street to your door. The carpet itself is usually the easy part. Getting a machine, hoses and air movers from a van to the fifth floor of a block with nowhere to stop outside is what needs planning, so most of this page is about that. If you're in one of the Georgian buildings around the squares, our Dublin 2 page is the better read, and Smithfield and Stoneybatter are covered on the Dublin 7 page.
Parking: the first thing we ask about
There's almost never a space at the front door in the centre. When you send photos, tell us which of these you have:
- A visitor space or car park pass from the building or management company
- A loading bay close to the entrance, and any time limit on it
- A pay-and-display street nearby
- None of the above, in which case we'll find the nearest car park and bring everything in on a trolley
Underground car parks often have a height barrier, so mention it if you know the clearance. The equipment comes in over a couple of trips, and we keep the van moving rather than risk a clamp on a bay meant for twenty minutes.
Lifts, concierges and management companies
Most managed blocks have rules for contractors. Some want the lift booked or a protective cover hung inside it, some want a name and a time given to the concierge, and a few ask for proof of insurance. Spotless is fully insured, and we can send the details ahead if your management company wants them.
Because the extractor is portable, nothing runs from the van to the apartment. The machine is filled at a tap inside, and its dirty water goes down a sink or toilet in the flat when we finish, so there are no hoses across the lobby and nothing left in the corridor. It's loud while it runs, so a word with the neighbours does no harm.

Apartment carpets: what usually needs doing
In a lot of newer apartments only the bedrooms and perhaps the hall are carpeted, with timber or laminate in the living area. Those carpets are nearly always synthetic, usually polypropylene or nylon, in grey or beige. They clean well but show traffic lanes, especially the path from the bedroom door to the wardrobe and the bed.
- Comes out well: foot traffic, food and drink, make-up, mud
- May fade but not vanish: red wine left overnight, fake tan, hair dye
- Won't come out: bleach, scorches from irons or hair tools, and colour lost to sun
Rentals turn over often in the centre. If you're moving out, the guide to end-of-tenancy carpet cleaning explains what landlords usually look for. Beds can be done on the same visit; see mattress cleaning. If a flat needs emptying before the next tenant, our page on apartment clear-outs in Dublin covers that side.
Tell us the building and the parking Send photos of each carpet and a line about the car park, loading bay or lift. We'll come back with a fixed price, usually the same day.
Offices and shops in the centre
Office carpet in the centre is often carpet tiles under desks, with a heavier-wearing entrance area that takes every wet shoe from the street. We clean tiles in place, move chairs and small furniture out of the way, and work around fixed desks and cabling. Entrance areas and the route to the kitchen get the most pre-treatment.
Timing matters more than anything. We work Monday to Saturday, 8am to 8pm, so early starts before staff arrive and Saturday cleans are both possible, giving the carpet time to dry before the next working day. For bigger premises, see carpet cleaning for restaurants, bars and other businesses and our page on office carpet cleaning.
Drying in a sealed apartment
Modern apartments are well insulated, which is good for heating bills and bad for drying. If the windows only open a crack, run the extractor fans in the bathroom and kitchen, keep internal doors open and leave the heating on low. Air movers handle the first stretch. Most carpets are dry in a few hours, though a cold, still flat takes longer.
Prices and what to send
A price comes from photos: each carpet, the hall, any stairs inside a duplex, and the stains you're worried about. Add the building name, the floor and the parking situation. Ciprian, the founder, trained with Prochem in 2018 and still does the cleaning himself. The full method is on our Dublin carpet cleaning page, and you can send photos on WhatsApp or through the contact page.
