Newer homes around the station and the canal
Ashtown sits between the Navan Road and the Royal Canal, with the Phoenix Park on one side and the railway line to Maynooth running through it. Much of the housing is recent: apartment blocks and terraces of three-storey townhouses around the station and along the canal at Pelletstown, alongside older houses towards the Navan Road.
Many of these homes are rented or were bought by younger couples and families, and the carpets reflect it. Builder-fitted carpet, usually a light grey or beige synthetic, in the bedrooms, on the stairs and on the landings, with timber or laminate downstairs. It's good carpet to clean, but it shows every path anyone walks.
Three-storey townhouses: more stairs than you'd think
A three-storey townhouse has two full flights, sometimes with a turn in each, and a landing on every floor. That's often more carpet than the bedrooms put together, and it's the carpet that wears first.
Each step is cleaned by hand with a small tool: nosing first, then the tread and the riser. We start on the top floor and work down, so the clean stairs are behind us and nobody walks on them on the way out. When you send photos, include one of each flight from the bottom and say how many floors there are, so the price covers all of it.

Apartments, car parks and management rules
Ashtown's apartment developments mostly have a management company, a car park and a lift. Before the day, check whether contractors need to be booked in, whether there's a visitor space we can use, and which entrance is nearest your block. If the car park has a barrier or a fob, someone needs to let the van in.
The extractor is portable and travels in the lift. It's filled from your kitchen tap and emptied into your sink at the end, so nothing is left in the corridors or the bin store.
Light carpets in new builds
Light carpets look great in the show house and grubby within a couple of years. A few things worth knowing:
- Traffic lanes form where everyone walks, from the bedroom door to the bed and along the landing. They're mostly an oily film that holds dust, and a pre-spray before the rinse is what shifts them.
- Polypropylene, which many builder carpets are made from, shrugs off juice and coffee but grabs onto oily soil. It cleans up well with the right pre-treatment.
- Furniture dents often lift a bit after a hot-water clean and a brush of the pile, though deep ones from heavy wardrobes may not recover fully.
- Thin pile flattens with wear. Cleaning brightens it but can't add bulk back.
Nearly all the carpet here is synthetic. If you've replaced yours with wool, tell us, because wool needs a gentler solution and dries more slowly.
Stains on a pale carpet are the other worry. Coffee, tea, juice and muddy footprints usually come out with the pre-treatment and rinse. Red wine, make-up and hair dye tend to fade without disappearing completely, and bleach or a burn from a hair tool has removed colour that cleaning can't put back. A close-up photo of each mark lets us tell you which group yours falls into before you book.
Count the flights and send the photos One photo of each carpet and each flight of stairs, plus a note about the car park, is enough for a fixed price.
Renting in Ashtown
Plenty of Ashtown homes are rented, so end-of-tenancy cleans come up often. The carpets are usually the last job, after packing and any repairs, and they need a few hours to dry before the final inspection. If your lease mentions professional carpet cleaning, keep the receipt. Our guide to end-of-tenancy carpet cleaning covers deposits and what landlords look for, and landlords with several properties may find the page on carpet cleaning for landlords and agents useful.
Pets are common in the townhouses too. Fresh accidents generally come out; old urine that has reached the underlay may leave an odour on damp days, and we'll be honest about that from your photos.
Getting a price
The price depends on the bedrooms, the flights and landings, any rugs or sofas, and how heavily soiled it all is. Send photos on WhatsApp and we'll come back with a fixed figure before anything is booked, usually the same day. We carry full insurance, and our founder's Prochem training certificate (2018/020) is online here.
We cover all of Ashtown and its neighbours, including Castleknock, Cabra and the Navan Road. For the rest of the postcode, see carpet cleaning in Dublin 15, and for Phibsborough and Stoneybatter, our Dublin 7 page. The method in full is on the Dublin carpet cleaning page.
