Young families, big estates
Balbriggan sits at the northern tip of County Dublin, on the coast just before the Meath border. Over the last couple of decades, it has grown quickly into a young town, with big estates of semis, townhouses and apartments around the older town centre and harbour. Many of the households have small children, and many of the homes are rented.
For carpet cleaning, that means two kinds of job above all: a family home that needs its stairs, landing and bedrooms brought back after a few hard years, and a rented house that needs turning round between tenants. The method is the same in both, but the planning is different.

The family home
In a typical Balbriggan estate house, the downstairs is tiled or laminated and the carpet runs from the bottom step up the stairs, across the landing and through the bedrooms. Some houses also have a carpeted sitting room or playroom.
The patterns are familiar:
- The stairs go grey at the front edge of each tread from constant traffic.
- The landing collects whatever comes up the stairs and passes it on to every bedroom.
- The children's rooms collect juice, crayon, play dough and the odd sick bug.
- The main bedroom shows a dark path from the door to the bed and wardrobe.

A rented house in Balbriggan
Balbriggan has a big rental market, so a lot of our work here comes at the end of a tenancy. Bookings come from landlords, agents and tenants alike, and the job is easiest in an empty house, with the belongings gone and nothing to move.
For tenants. Book the clean for after you've moved out and before the inspection, ideally with time to dry in between. Tell us honestly what caused any marks. We'll tell you what's likely to lift and what won't, so you know where you stand before the landlord arrives.
For landlords. You don't need to be there. We'll arrange access with the tenant or the letting agent, or use a key safe, and send photos of each finished room. Those photos double as evidence of how the carpets looked when the next tenant moved in.
For apartments. Balbriggan's apartment blocks come with their own practicalities: a shared front door, sometimes no lift, and parking in a communal car park. Mention all three when you send the photos. If the building's management company has rules for contractors, such as working hours or signing in, let us know and we'll follow them.
Between tenants, timing is everything. If painters or repairs are booked, schedule the carpets last. A clean carpet that gets walked on by tradespeople in work boots is back to square one.


Mattresses and sofas in a let
In a furnished let, the mattresses and the sofa usually need attention as much as the carpets. A mattress that has had a couple of tenants picks up marks and a stale smell; a fabric sofa darkens on the arms and seat fronts. Drying, timing and the day itself
Most synthetic carpet in a Balbriggan house is dry within a few hours of us finishing, faster on a breezy day with a window open and the heating on. We bring air movers and leave them running while we pack up. Clean socks are fine once the carpet feels dry to the touch; keep shoes, toys with wheels and pets off until it's fully dry.
