Mattress cleaning beyond your own bedroom
Most mattress calls aren't about the main bed. They're about a child's bed after a run of accidents, a rental between tenants, a holiday let after a busy season, or a guest bed that hasn't been used in years. Each of those comes with a different deadline, and a different reason to want the job done properly.
We clean mattresses in place, anywhere in Leinster, by low-moisture hot-water extraction. A hand tool rinses the surface with hot water and solution and pulls it straight back out, so the mattress is damp, not soaked. For the full detail on how we clean a mattress and what happens to different stains, see our main mattress cleaning in Dublin page.
- Cleaned where it is, on the bed frame, base or top bunk.
- Moisture kept low, with air movers to speed up drying.
- Several mattresses priced together for rentals, lets and family homes.
- Fully insured, with the work done by Ciprian, who completed Prochem carpet-cleaning training in 2018, and his small crew.
If dust in bed bothers you
Plenty of people ask about mattress cleaning because they're sensitive to dust. We're cleaners, not doctors, so we won't tell you a clean will help with allergies or asthma; that's a question for your GP. What we can do is explain plainly what a clean does and doesn't do:
| A clean does | A clean doesn't |
|---|---|
| Vacuum loose dust, skin flakes and hair off the surface and seams | Reach the core of a thick mattress |
| Rinse sweat, spills and grime out of the top layers | Stop new dust settling from the room |
| Leave the surface fresher and brighter | Replace a washable protector and clean bedding |
If you're sensitive to strong smells, tell us when you book and we'll talk you through what we use. Our guide to carpet cleaning and allergies covers the same honest ground for carpets.
Children's beds and bunk beds
Children's mattresses have a hard life: accidents, juice, crayons, nosebleeds and a dog who sneaks up at night. The good news is that fresh accidents usually come out well, along with the smell. The longer a urine stain sits, the deeper it goes, so don't wait months.
- Single and bunk mattresses are cleaned in place. Top bunks are reached from the ladder or a step.
- Book a morning slot, so the bed has the day to dry before bedtime.
- Keep children and pets off until it's dry to the touch, and have spare bedding ready.
- Put a waterproof protector on afterwards, especially for younger children.
For cot and baby mattresses, follow the manufacturer's advice first. Many have removable covers made to be washed, and we're happy to give an honest view from a photo.

Rentals and furnished lets
In a furnished rental, the mattress is one of the first things a new tenant looks at, and one of the first things a departing tenant worries about. Landlords and letting agents book us between tenancies; tenants book us before the check-out inspection.
The rooms are empty, the beds are bare and every mattress can be done in one visit, so it's an efficient time to clean. Carpets and sofas often go on the same visit; our guide to preparing a rental property covers the rest of the turnaround. If a mattress is too far gone, it's better replaced than cleaned, and we'll tell you so from the photo.
A few things help a rental mattress last between tenancies. Put a washable protector on every bed before the tenant moves in and note it on the inventory. Ask tenants to turn the mattress head to foot now and then if it's designed for it. And photograph each mattress at check-in and check-out, so everyone can see what changed and what was already there.
Got mattresses in a rental or holiday let? Send a photo of each mattress with its size and your town on WhatsApp. You'll get one fixed price for the lot, usually the same day.
Guest beds and spare rooms
The spare-room bed is the one nobody thinks about until visitors are due. It may not have been slept in for years, but it has been sitting in a room that's rarely heated, gathering dust and sometimes a stale, closed-up smell. Boxes stored on it leave marks, and a child's old bed moved into the box room often brings its history with it.
A clean freshens it up before family arrive for Christmas, a christening or a long summer visit. Book it a week or so ahead rather than the day before, open the window and put the heating on in that room for a few hours afterwards. If the smell is musty all over rather than on the surface, that usually points to damp inside, and replacement is the better choice.
Short-let and holiday-let hosts
Short-let hosts live by the calendar. A stained mattress in the listing photos, or a guest review mentioning one, can cost you bookings. The trick is fitting the clean into a gap.
- Pick a day with no arrivals. Most mattresses are dry within a few hours, but a winter day in a cold house takes longer.
- Rotate a spare if the calendar is packed, so one bed is always ready.
- Do the whole property off-season. For holiday homes along the Wicklow and Wexford coast, that usually means after the summer.
- Leave the water and power on. If you can't be there, a key safe or a neighbour with a key works, and we'll message you when we're done.

Getting a price anywhere in Leinster
We price mattresses by size, single, double, king or super king, and whether you want one side or both. Several mattresses in the same house or let are priced together. Send a photo of each one, its size, any stains and your town or Eircode, and you'll get a fixed price before anything is booked.
Outside Dublin, mattresses are often added to a carpet or sofa visit, which makes one trip do everything; see carpet cleaning across Leinster and upholstery cleaning. There's a local page for mattress cleaning in Foxrock, and our mattress care guide has tips for keeping a cleaned mattress fresh.
