The road to Westmeath
The M4 takes us out of Dublin to Kinnegad, where the road divides. The M6 heads west past Moate to Athlone, and the N4 carries on north-west to Mullingar. Every town in Westmeath is a straightforward drive from that split, though it isn't a short one from our base in Dublin, so we plan each job from your photos and agree the fixed price and the date in advance. Bigger jobs, such as a farmhouse or a lakeside property with outbuildings, are scheduled with enough time set aside to finish them in one go.

Mullingar
Mullingar, the county town, sits between Lough Owel and Lough Ennell, with the Royal Canal winding through it. Close to the centre there are older terraces, town houses and flats above shops; further out are the estates of semi-ds and detached houses that went up as the town grew.
Estate houses here usually load straight from the driveway, and the bulk of the work is often in the attic and the garage. If that's all you need, an attic clearance or a garage clear-out is priced by itself. In the town centre, we stage everything indoors and load in short runs to keep the street clear. Landlords with a Mullingar rental can send photos and the next tenancy date, and we'll leave anything on the inventory in place.
Athlone and Moate
Athlone is the largest town in the midlands, built on both banks of the Shannon at the southern end of Lough Ree. On the Westmeath side, east of the river, there are terraced streets near the centre, plenty of apartments, student lets near the TUS campus and estates on the edges of town. Moate, east of Athlone and now bypassed by the M6, has a long main street of older houses and shops, with farmland all around. Out here, a clearance is more likely to be a whole family home with a yard behind it than a single attic, so photograph the outbuildings as carefully as the rooms.


Kinnegad and the commuter east
The east of the county, around Kinnegad, Rochfortbridge, Tyrrellspass and Killucan, has grown with commuters who use the M4 and M6. The houses are mostly estate semi-ds and detached homes, with a scattering of bungalows on the country roads between. As with any commuter estate, the attic and garage fill up first, and a pre-sale clear-out often begins there.
Kilbeggan, down in the south of the county near the Offaly border, is a smaller town with older houses on its main street and farms all around. If you're between counties, such as near Tyrrellspass or Kilbeggan with family land over the border, it's no problem: we can do a house in one county and the outbuildings in the next on the same trip, priced together.
Lakeside and country houses
Westmeath is known for its lakes: Lough Ennell, Lough Owel, Lough Derravaragh, Lough Lene and the shores of Lough Ree. Around them are holiday homes, retirement bungalows and family houses with long gardens. Some are lived in all year; others sit empty for months at a time.
A lakeside or country house that's been closed up for a while needs a little more planning. Furniture and bedding may be damp, outbuildings may not have been opened in years, and the lane in may be soft or narrow. Photograph all of it, including the route from the road.

- What's staying. Mark it in the photos or send a short list.
- How close the van can get. A photo of the gate, the lane or the street outside saves a lot of guesswork.
- Anything hazardous. Asbestos, chemicals, fuel and gas cylinders need a specialist, so we need to know in advance.
- Who's letting us in. A family member, a neighbour, the estate agent or a key safe.
- Your deadline. A sale closing, a lease ending or a family gathering.

Price and paperwork
The price depends on the number of van loads, the length of the carry, whether anything needs special disposal (fridges and freezers, mattresses, electricals) and the time on site.
