Athlone, on both sides of the Shannon
Athlone is the biggest town in the midlands, built across the Shannon where the river leaves Lough Ree. It has a bit of everything: apartment blocks and town houses near the river, student houses around the TUS campus, estates of family homes on every side, and lakeside and country houses beyond. Spotless is based in Dublin and covers all of Leinster, so for us Athlone is a planned trip out the M4 and M6, priced from your photos and booked on a date that lets us finish.
Apartments and riverside blocks
There are plenty of apartments in and around the centre of Athlone, many of them in blocks with lifts, shared stairwells, bin stores and a management company. Clearing one is less about how much there is and more about the building. Before the day, we like to know:
- The floor, and whether there's a lift. And if the lift has to be booked or padded.
- Where the van can stop. A loading bay, visitor parking or the street.
- The building's rules. Working hours, which entrance to use, where bulky items can wait.
- What stays. In a rental, the landlord's furniture and appliances remain.
We protect lift walls and stairwell corners, take beds and wardrobes apart in the flat, and keep shared areas clear for the neighbours. Our apartment clearance page covers the process, and the apartment clearance guide has more on management companies.

Student lets near TUS
With the TUS campus in the town, Athlone has a steady turnover of student houses and flats. When a year ends, the leftovers are predictable: mattresses, bed bases, desks and chairs, clothes rails, kitchen bits, bags of clothes and bedding. Landlords need it all gone before the next tenants arrive.
What helps most is knowing the dates early. Send photos as soon as the old tenants are out, or a list of what you expect to be left, along with the next move-in date. If you have several houses, we'll price them together and work through them in order. Anything on the inventory stays. For landlords with a number of units, property clearance explains how we work.
Family homes in the estates
Away from the river, Athlone spreads out in estates of semi-ds and detached houses. These are the easier jobs to load, with a driveway and a short carry, and the volume is usually in the stored spaces: the attic, the garage and the shed. We clear any one of those by itself, or the whole house when a family is moving, downsizing or selling.
Downsizing often runs the other way to the student lets: an older couple leaving a four-bed estate house for a smaller apartment near the river. In that case, measure the new rooms, decide what's going, and we'll take the rest once the removal van has been. Solid furniture that won't fit is kept back for reuse where possible.
When a parent's house has to be cleared after a death, we take it slowly. Papers, photographs and keepsakes are set aside, and the work can be spread over more than one visit; see bereavement clearance. If a relative's home has become hard to manage because of what's built up over the years, hoarder clearance is discreet and moves at their pace.
Clearing an apartment or house in Athlone? WhatsApp photos of each room, the floor number, lift details and any move-in date, plus your Eircode. We'll reply with a fixed price, usually the same day.
Shannon-side homes and damp
Houses close to the river and the lake tend to have one thing in common: anything stored in a garage, shed or under the stairs for a long time picks up damp. Cardboard goes soft, timber swells, fabrics mildew and metal rusts. None of that stops a clearance. It just changes how things are handled. Soft, damp items are bagged before they're carried through the house, rusted metal still goes for recycling, and nothing is left behind because it's in poor condition.
If a ground floor or garage has had water in it, tell us when you send photos, so we know what to expect and can bring the right gear.
The practical side
The price is set from your photos and covers the crew, the van, the drive from Dublin and disposal. What moves it up or down is the volume, the carry (lifts, stairs, the distance to the van), anything with its own disposal route such as fridges or mattresses, and how long the job takes. It's agreed before we book.
We're fully insured on every job, and as an authorised waste carrier we take everything under permit NWCPO-25-13287-01. Reusable items are kept to one side where possible, metal and electricals are recycled, and the rest goes to licensed facilities. For carpets once the rooms are empty, see carpet cleaning in Athlone. Our house clearance page explains a full job, and house clearance in Westmeath covers the rest of the county.
