Bog, canal and the Shannon
Offaly is a county of bogland, farmland and small towns, with the Grand Canal running across it and the Shannon along its western edge. Spotless is based in Dublin, and Offaly falls inside the area we work in, which stretches across Dublin and the whole of Leinster. We reach it out the M4 and M6 or the M7, then on the national roads into the towns.
We clear full houses, single rooms, attics, garages, sheds and farm outbuildings anywhere in the county. Every job here is planned from your photos and priced before we set a date. Larger farmhouse jobs, and anything out towards the Shannon, are booked with enough time set aside to finish in one go, so the crew isn't racing the clock.
On the day, the way we work is the same everywhere. We check every drawer and box before it leaves, you keep whatever you want, floors and stairs are protected, and rooms are swept at the end. We're fully insured, and everything leaves under our waste collection permit, NWCPO-25-13287-01.
Tullamore and Clara
Tullamore, the county town, sits on the Grand Canal near the middle of the county. Around the centre, you'll find older terraces, town houses and flats over shops; further out, there are estates of semi-ds and detached houses built for families and commuters. In the estates, the clear-out is usually concentrated in the attic and the garage, and both can be done on their own. See attic clearance and garage clear-outs.
Clara, to the north near the Westmeath border, is a smaller town on the River Brosna, with older houses in the centre and farmland around it. A clearance here might be a whole family home being downsized or sold, usually with a shed or two behind it.

Edenderry and the Kildare side
Edenderry is the Offaly town closest to Dublin, up in the north-east of the county near the Kildare and Meath borders, with a branch of the Grand Canal reaching into the town. It has grown as a commuter town, and its newer estates sit alongside older terraced streets. Rhode and Daingean, a little further west, are surrounded by bog and farmland.
For estate houses, loading is usually easy from the driveway. For older terraces near the main street, a photo of where the van can stop helps us plan the carry.
Birr and Banagher in the west
Birr is one of Ireland's best-known Georgian towns, with tall town houses, long stairs and big rooms. A Georgian house holds a lot, and every item has further to travel to the van, so these jobs take more crew time. Banagher sits on the Shannon itself, and around the two are Ferbane, Kilcormac and Kinnitty, the last of them at the foot of the Slieve Blooms.
Out here, the homes are mostly farmhouses, bungalows and cottages, often with a yard. When a family home in the west of the county is being cleared after a death, some of the family may be travelling a long way to be there. Sheds, stores and what's in them
In rural Offaly, the outbuildings can take as long as the house. Here's what usually comes out of them:
- Furniture moved out of the house years ago, often damp or broken
- Tools, timber and old fencing, sorted so metals go for recycling
- Bikes, prams and toys from children long since grown up
- Old appliances, like chest freezers and washing machines, kept apart for recycling
- Storage containers packed with boxes and furniture
Farm chemicals, fuel, gas cylinders and asbestos are outside a normal clearance, so point them out and we'll tell you what we can and can't take. If the shed itself has had its day, we'll dismantle it once it's empty and take the panels away as well; see shed clearance.

How we price a trip to Offaly
The price is set by four things: the number of van loads, the carry, the time on site, and anything with its own disposal route, such as a fridge, a mattress or a box of old electricals. A typical full house is a one- or two-day job. The figure we quote is what you pay. Our house clearance page lists everything a full clearance includes.
For a job further west, such as a farmhouse near Banagher with a full yard, we'll say how many days the job needs and book them back to back. If you're working to a deadline, like a sale closing or the end of a lease, say so with the photos and we'll plan from that date.
Anything reusable is kept to one side where we can, metal and electrical items are separated out for recycling, and whatever's left is taken to licensed waste facilities. If a home has become very full over the years, our hoarder clearance approach is unhurried and kind.
