What Portlaoise homes ask us to clean
Most of the Portlaoise bookings we get follow a similar pattern. Here's what's usually on the list:
- Stairs and landing, the most-used carpet in almost every house
- Bedrooms, with the traffic lane from the door to the bed
- A carpeted sitting room, where the family and the dog spend their evenings
- A sofa, often the one that came with the house or has done ten years of service
- Children's mattresses, done with a hand tool while we're there
- A whole rented house, between tenants or before a sale
You don't have to book all of it. Just the stairs and landing is a perfectly good job on its own, and often the one that makes the house look most different.
Estates off the M7
Portlaoise has grown a great deal as a commuter town, helped by the M7 and the train to Heuston, and much of the housing is in estates of semis and townhouses built in recent decades. Many households have at least one person travelling to Dublin or Kildare for work.
For carpets, that usually means a modern synthetic carpet on the stairs, landing and bedrooms, put in when the house was built or bought. Those carpets clean up well, but they have one common problem, covered below.
Planning a Portlaoise visit
We're based in Dublin and come down the M7. Portlaoise visits are planned ahead and often grouped with jobs elsewhere in Laois or in Offaly, so we'll offer you dates when we send your price. We don't do next-morning callouts here, but a flexible date usually gets you an earlier slot.
A few things make the day run well in an estate house:
- Parking. A space on your driveway is ideal. If it's taken, tell us where visitors usually park, so we don't block a neighbour.
- Pets. Dogs and cats are happier in another room or the garden while the machine is running, and they should stay off the wet carpet afterwards.
- Floors cleared. Toys, shoes, laundry and anything stored under beds lifted off the floor. We move chairs, lockers and small tables ourselves.
- An early start. A morning clean gives the carpet the whole day to dry before bedtime.
With air movers running and the heating on, most synthetic carpet is dry enough for socks within a few hours and fully dry by the evening.
Greasy traffic lanes on synthetic carpet
A lot of modern estate carpet is polypropylene, sometimes nylon. Polypropylene is tough, cheap to make and shrugs off water-based spills, but it has a weakness: it attracts oil. Cooking fumes, skin oils, road film carried in on shoes, all of it settles in the busiest parts of the carpet and holds onto dust. Over time, you get a grey lane down the landing and through each bedroom door that vacuuming doesn't touch.
The wand line in the main photo shows the difference proper treatment makes. The process:
- Dry vacuum to lift the loose soil.
- Pre-spray with a product designed to break down oily soil on synthetic fibres.
- Agitate so the pre-spray reaches the base of the pile.
- Hot rinse and extract, carrying the loosened soil out of the carpet and into the machine.
Hot water on its own won't shift an oily lane, and shampoo tends to leave a sticky residue that pulls dirt back in. The pre-treatment is what makes the difference.

Landlords and tenants in Portlaoise
Portlaoise has a large rental market, and plenty of our work here is at the change of a tenancy. A landlord can send photos of each room and get a fixed price for the whole house, then arrange access through the tenant or a key safe. A tenant moving out can book the clean for after their belongings are gone and before the inspection.
Either way, we'll tell you from the photos what's likely to lift and what won't. Mud, food, general grime and fresh accidents usually come out.
