Semis by the village, apartments by the Luas
Dundrum is a mix of settled family homes and newer apartments. Most of the housing is semi-detached, in estates built from the 1950s onwards on the roads around the village, Ballinteer, Goatstown and Windy Arbour. Around the town centre and along the Luas line there are apartment developments, many of them rented.
The short clip on this page was filmed on a Dundrum carpet job. The method is the same in a semi or an apartment: hot water and a cleaning solution rinsed through the pile and pulled straight back out with the dirt, by a portable extractor that comes into the house with us.
In the semis, the stairs and landing take the most traffic and get the least attention. The front edge of each step darkens first, then the middle of the landing outside the bathroom. Steps are done one at a time with a hand tool before the landing and hall get the main wand.
What we check before we start
Before any water goes near your carpet, we walk through the rooms with you and look at:
- The fibre. Wool, wool blend or synthetic, because each needs a different solution and amount of moisture. If you're not sure, we check on the day.
- The stains. What caused each, how long it's been there, and what's been tried on it. Bleach, burns and stains set with the wrong product won't come out, and we'll say so before starting.
- The furniture. What can be moved and what we'll clean around. Heavy wardrobes, beds and full bookcases normally stay put.
- The stairs. How many flights, whether there's a runner or a turn, and what state the nosings are in.
- Colour fastness. On rugs and anything unusual, a test in a hidden spot.
That walk-through takes a few minutes and avoids surprises on both sides.

Apartments near the town centre
Dundrum's apartment blocks usually have a car park with a barrier, a lift and a management company. Let us know how to get in and where to park, since visitor spaces are often limited. The extractor rides up in the lift, is filled at your kitchen tap and goes back down your sink at the end. Carpet is usually synthetic, in the bedrooms and sometimes the hall.
Many of these apartments are rented. If you're moving out, leave the carpet clean until the apartment is empty and packed, a day or two before the final inspection, so every corner can be reached and the carpet is dry in time.
The shared parts of a block, such as corridors, lobbies and stairwells, belong to the management company, which books those cleans itself. If you're on a residents' committee and the corridor carpet is looking tired, send us photos of each floor and we'll quote the management agent directly.
Spills until we arrive
Accidents happen at the worst times. Until we can get there, a few simple steps make a stain much easier to remove:
- Blot, don't rub. Press a clean white cloth or kitchen paper onto it to soak up as much as you can.
- Use cold water. Hot water can set some stains, especially milk, egg or blood.
- Skip the strong products. Bleach, oxygen cleaners and some supermarket sprays can strip colour or leave a residue that's harder to remove than the original stain.
- Send a photo. We'll tell you what to expect and offer the earliest free slot.
For more on booking at short notice, see our page on short-notice carpet cleaning.
Spill, sale or spring clean? Send photos of each carpet and any stains, and we'll come back with a fixed price, usually the same day.
Children, pets and drying
Families here usually book the living room, stairs and landing together. Fresh pet accidents and children's spills generally lift well; old urine that has soaked into the underlay is harder, and we'll be upfront about it from your photos. Drying typically takes a few hours with air movers, longer for wool or in a cold house, so keep children and pets in another room until the carpet is dry.
Wool is less common in the estates than synthetic carpet, but it turns up in older family homes and on some stairs. It needs a wool-safe solution and controlled moisture, so we test a hidden corner before starting and leave it a little longer to dry.
Dundrum, Ballinteer, Goatstown and Windy Arbour
We cover all of Dublin 14 and the areas around it: Ballinteer, Goatstown, Windy Arbour, Kilmacud and Churchtown. Further south, see carpet cleaning in Stepaside and Leopardstown. For sofas, see upholstery cleaning in Dundrum; for beds, mattress cleaning. If you're downsizing and furniture has to go first, our Dundrum house clear-out page explains how that works.
The work is fully insured, and Ciprian, Prochem-trained in 2018, leads it himself. For the full method, see carpet cleaning in Dublin.
