Upholstery cleaning in Dundrum homes
Dundrum is a mix of semis and bungalows from the middle of the last century, newer apartments near the town centre and the Luas, and family homes stretching out towards Ballinteer and Churchtown. Upholstery in all of them is cleaned the same way: on site, with the fabric checked first. This page walks through a visit from your side, from the first photo to the evening after.
Before you book: three photos
You don't need to describe the sofa in detail. Three photos tell us almost everything:
- The whole piece, from the front, so we can see its size and shape.
- The care label, usually under a seat cushion or stapled under the frame.
- The worst marks, close up, with a note of what caused them if you know.
Add a photo of each extra piece, such as an armchair, an ottoman or a footstool. From those we'll give you a fixed price, usually the same day, and tell you honestly if anything shouldn't be wet-cleaned.
What the label decides
The code on the label is the first thing we read. W means water-based cleaning is fine. WS means water or solvent, so we clean with care and less water. S means solvent only, and we won't put water on it. X means vacuum only, with no liquid at all. Older chairs and footstools often have no label; in that case the test on the day decides. If your sofa is marked S or X, we'll say so when we quote, so you're never booked in for a clean we can't do.
On the morning: what you'll see
- Shoe covers on, and a quick walk round with you to agree what's being cleaned.
- A test on a hidden spot of each fabric, such as the back of the sofa or under a cushion, with a white cloth checked for colour.
- Vacuuming, including down the sides and under the cushions, where crumbs and hair collect.
- Pre-treatment on arms, headrests, seat fronts and any stains.
- The clean itself: a hand tool rinses hot water and solution through the fabric and pulls it straight back out.
- Cushions on their edges, and air movers set up to dry.
- A last look together, so you can see the result before we pack up.
Recliner armchairs are cleaned with the footrest closed, and powered ones are unplugged first, with the moisture kept well away from the motor underneath.
Zipped cushion covers stay on throughout. Taking them off and washing them is the most common way a sofa ends up in two shades, because machine-washed covers shrink and fade while the frame doesn't.

Velvet and other piled fabrics, like the chair above, get lower moisture and their pile brushed in one direction as it dries. Chenille and textured weaves are worked gently so they don't fuzz.
Ready to send those three photos? Message the sofa, the label and the worst marks on WhatsApp. You'll get a fixed price back, usually the same day.
Things we leave alone
Some upholstery isn't safe to clean with water, and some isn't ours to clean at all:
- Leather and faux leather. We don't clean them.
- S and X coded fabrics. We won't wet-clean them.
- Silk and fragile fabrics. Better with a specialist.
- Damage. Rips, burns, pulled threads and worn patches stay as they are; cleaning removes dirt, not wear.
Afterwards: pets, children and the evening
Drying typically takes a few hours, depending on the fabric, the cushions and the room. A morning visit usually means you can sit on it in the evening. In the meantime:
- keep pets out of the room, because paws on damp fabric leave marks
- let children back on once the cushions feel dry, ideally with a throw over the seats for a few days
- open a window and keep the room warm
- put the cushions back only when both sides are dry
If you have a dog that sheds, vacuuming with an upholstery brush every week or so between cleans makes a big difference. Our sofa care guide has more everyday tips.

Dundrum, Churchtown and Ballinteer
We cover Dundrum, Churchtown, Ballinteer, Windy Arbour and Goatstown. The video on this page was filmed on a carpet job in Dundrum, and carpets can be done on the same visit as upholstery: see carpet cleaning in Dundrum and Churchtown. For beds, see mattress cleaning, and for rugs, rug cleaning. If you're downsizing from a family home in the area, our clearance team works here too: see house clear-outs in Dundrum.
Your three photos set the price: the number of pieces, their size, the fabric and how much attention they need. It's confirmed before you book and doesn't change on the day. Ciprian, who works on jobs himself, trained with Prochem in carpet cleaning in 2018, and we're fully insured. For fabrics and codes in more depth, see our main upholstery cleaning page.
