Seafront flats, terraces and estates
Bray has three broad kinds of home. Along and behind the seafront there are tall Victorian terraces and old guesthouses, many divided into flats. Around the Main Street and the older parts of town there are terraced houses, some with flats over shops. And on the west side of town and out towards the N11 there are estates of semis and newer family homes.
The carpet work differs in each. Flats mean stairs and shared halls; terraces mean a narrow hall and a tight stairs; estates mean a family house with bedrooms, a landing, children and often a dog. Tell us which you have when you send photos, and we'll plan the day around it.
Sand in the hall
Sand from the beach and the promenade finds its way home on shoes and paws. It lands in the hall, travels up the stairs, and sits low in the pile where a quick vacuum doesn't reach.
Before any water goes on, we vacuum the hall and stairs properly. Sand still in the carpet when it gets wet turns into a gritty sludge that's harder to extract. After that comes the usual sequence: a pre-spray on the traffic areas, a hot rinse, and extraction. The hall is usually the carpet that looks most different afterwards.
Between cleans, a mat inside the front door and a weekly vacuum of the hall and the bottom few steps slow the wear more than anything else. Grit acts like sandpaper on the fibres, so keeping it moving out of the house protects the carpet as well as its looks.

Flats in converted seafront houses
Many of the big seafront houses are now flats, often with a steep shared stairs and a top-floor flat several flights up. No lift is no problem: the extractor is portable and comes up with us. In a shared house, the hall and stairs usually belong to the landlord, so a tenant can book their own flat and the landlord the common areas, or one person can arrange both.
Seafront flats can also be cold and damp in winter, which slows drying. Air movers help, and so does the heating on for the afternoon. If you can, book in drier weather, or keep the windows shut on a misty day and let the heating do the work.
Flats near the sea are often rented, so end-of-tenancy cleans are common. Spills, mud and general soiling come out; burns, bleach and worn pile inside the door won't change, and it's better to know that before the inspection.
Flat, terrace or family home? Send photos of the carpets, the stairs and any stains, with a word about parking, and we'll reply with a fixed price, usually the same day.
Carpet and sofa cleaning in Bray on video
The video on this page shows one of our jobs in Bray, where we cleaned carpets and a sofa on the same visit. Sofas and armchairs are cleaned with a hand tool on the same machine, once we've checked the care label and tested a hidden spot. See upholstery cleaning for which fabrics can and can't be wet-cleaned, and rug cleaning if there's a rug in the room too.
What comes out, and what doesn't
A summer on the seafront brings its own marks: ice cream, chips, fizzy drinks and suncream walked in from the promenade. Most food and drink lifts well. Suncream is oily, so it needs a proper pre-treatment, and a greasy patch that has sat for months may leave a faint trace.
- Usually come out: mud, sand grime, tea, coffee, food and fresh pet accidents
- Often fade: red wine, cordials and old greasy marks
- Won't change: bleach spots, burns, sun fading and pile worn down by grit
Most carpets in Bray's flats and estates are synthetic and dry within a few hours. If you have wool on the stairs of an older house, tell us, because it needs a wool-safe solution and a little longer to dry.
Guesthouses, B&Bs and holiday lets
Bray still has guesthouses and short-term lets, and their carpets get hotel-style wear: corridors, stairs and bedrooms with constant turnover. We clean them room by room, often a floor at a time, so the place can stay open. For premises like these, see commercial carpet cleaning across Leinster.
Bray, Shankill, Greystones and Enniskerry
We cover all of Bray and its neighbours: Shankill, Greystones, Enniskerry and Kilmacanogue. Parking on the seafront and near the Main Street is mostly pay-and-display; estates usually have driveways. If the front path or patio needs attention too, we also do power washing in Wicklow, and if a flat or house needs emptying first, our Bray house clearance page explains how.
We hold full insurance, and Ciprian trained with Prochem in 2018 (see the certificate). The whole service is on our Dublin carpet cleaning page; a little north along the coast, see carpet cleaning in Blackrock.
