Bray's lettings, from the seafront to the estates
Bray has a large rental market. The DART puts the city within easy reach, the seafront draws people who want to live by the sea, and the town has every kind of home to let. Along the seafront and the streets climbing back towards the station, many of the Victorian and Edwardian houses were divided into flats long ago. Newer apartment blocks stand around the town centre and the harbour, and the estates further out are let to families.
Each brings a different kind of clear-out, and a landlord with more than one property in Bray may deal with all of them. This page is about clearing for a letting or a sale. For family homes, Bray's housing and parking, see our main page on house clearance in Bray.
Landlords with flats in a converted house
A period house split into flats is its own small community, so a clear-out has to fit around the people still living there:
- One flat at a time. We clear the unit that's empty without touching anyone else's space.
- The shared hall protected. Covers on the stairs and the hall floor, and no furniture left blocking the way.
- Shared spaces sorted. Abandoned bikes, old furniture in the basement and broken chairs in the back garden, once tenants have had notice.
- Photos for your records. Every room shown empty, sent to you or your agent.
Many of these flats are on upper floors with steep stairs and no lift. That's simply part of the price, worked out from your photos. For purpose-built blocks with lifts and a management company, see apartment clearance.

When a tenancy ends with things left behind
Sometimes a tenant leaves in a hurry and a lot stays behind: clothes, a television, bags of post, food in the fridge. Before anything is thrown out, make sure you've met your obligations as a landlord; the Residential Tenancies Board is the place to check. Once you're clear, we take it all, and anything that looks personal or official, like passports, bank cards or letters, is bagged and handed to you.
If the flat needs work before it's let again, such as painting, a new carpet or repairs to the kitchen, book the clear-out first. Painters and fitters work faster in empty rooms, and nothing of the last tenant's gets damaged or painted around.
Selling a seafront flat or a family house
Bray has buyers for a flat with a sea view and buyers for a semi in an estate, and both want to see the space, not the previous owner's things. For a sale, we clear what isn't going and leave anything the agent wants for viewings. When a family home is being sold after a death, we take it slowly, set aside papers and photographs, and can clear in stages; see bereavement house clearance. If a home has become very full, hoarder clearance is patient and discreet.
Estate houses usually hide the most in the attic, the garage and the garden shed, so photograph those too.
| What you're clearing | What we need from you | Usual time |
|---|---|---|
| One-bed seafront flat between tenants | Keys, the inventory, the floor number | A few hours |
| Converted house being emptied for sale | Access to every flat and the shared areas | One to two days |
| Estate semi going on the market | Photos of the attic, garage and shed | Usually a day |
| Apartment with a management company | Lift booking and loading rules | A morning or so |

Loading near the seafront
The seafront and the town centre are busy, especially on summer weekends and event days, and there's little room to stop outside a converted house. We bring everything down to the hall first, then load in short, quick stops. Weekday mornings are best. If there's a lane at the back or a space the management company allows, tell us. Our Luton van is too tall for most underground car parks, so at apartment blocks we load from the set-down area or the street.
Ready for the next tenant or the buyer
Once a flat is empty, the carpets are the next thing a tenant or a buyer notices, and sea air and sand take their toll on them. We clean carpets and sofas here; see carpet cleaning in Bray. Outside, salt and algae leave paths and steps green and slippery, which power washing in Bray sorts out.
What we take away is sorted: reusable pieces set aside where possible, appliances and metals recycled, and the rest taken to licensed facilities under permit NWCPO-25-13287-01. For the rest of the county, see Wicklow, and for how property clear-outs work in general, our property clearance page.
