Carpets that work for a living
A lounge bar on a Saturday night, a parish hall after a funeral tea, a church on Christmas Eve, a B&B in August. Each of those carpets takes a battering, and each has its own window when it can be cleaned. That window matters more than anything else on a commercial job.
Spotless cleans commercial carpets across Leinster by hot-water extraction. We're based in Dublin and travel to pubs, halls, churches, guesthouses and small hotels in every county from Louth to Wexford and west to Longford. For Dublin offices and shops, and for restaurant carpet cleaning in Dublin, see our Dublin commercial page, and for offices anywhere, office carpet cleaning.
- Planned around you. Before opening, between bookings in the hall diary, or on a weekday with nothing on in the church.
- Fully insured, with the work done by a fully trained carpet cleaner and a small crew.
- Upholstery and mattresses on the same visit, which suits guesthouses and pubs with fabric seating.
- A fixed price before booking, from photos, a floor plan or a short visit for a very large building.
Pubs and bars
Pub carpets are usually busy patterns, chosen to hide spills, which means they can look passable while being in a bad way. The give-away is underfoot: a tacky feel at the bar front, a dark band along the route to the toilets, and grit carried in from the smoking area or beer garden.
What we focus on in a pub:
- The bar front, where people stand, spill and shuffle all night.
- Walkways to the toilets, the back door and the lounge.
- Around fixed seating and tables, where crisps, drinks and chewing gum gather.
- Entrances, where rain and grit are ground in first.
We clean pubs in the morning, before opening, with stools and chairs up. Air movers go on as soon as each section is done, so the floor has as long as possible to dry. Fabric bench seats can be cleaned in the same visit.
Plenty of pubs outside Dublin also have a function room or upstairs lounge for christenings, birthdays and wakes. It's often the room that gets cleaned least, and the one people notice most when it's full. Give us the date of a big event and we'll book the clean far enough ahead for the carpet to be dry and the room set up again.

Community halls and clubhouses
Parish halls, community centres and sports club function rooms have carpet that sees everything: parties, meetings, classes, wakes and the odd disco. The usual trouble spots are the kitchen hatch, the entrance and the area in front of the stage or top table.
The job itself is straightforward. The planning is where halls differ, so tell us:
- When the hall is free. A gap of a day between bookings is ideal.
- Who has the keys. Many halls are opened by a caretaker or a committee member, and that works fine for us.
- Who gets the invoice. The committee, the parish, the club treasurer or a named person.
- What's stored on the floor. Stacked chairs and tables are easiest moved to one end, so we can do the hall in two halves.

Churches
Church carpet usually runs down the centre aisle, across the sanctuary and up the altar steps, with more in side chapels and porches. It gets heavy foot traffic on a few days each week and almost none in between, which makes a quiet weekday the natural time to clean.
A few things are particular to churches:
- Candle wax. Drips around candle stands are lifted off as much as possible before the carpet is washed. Tell us about them in your photos.
- Funerals. They're arranged at short notice. We'd always rather move a booking than have the carpet damp for a funeral.
- Drying a big, cool building. Heating on, doors opened if it's dry outside, and air movers on the aisle and steps.
- Quiet working. If the church stays open for prayer while we work, we keep to one section at a time and leave a dry route to the seating.
Need a price for a pub, hall, church or guesthouse? Send photos of each carpeted area on WhatsApp, with your town and the days you're closed or quiet. You'll get a fixed price back, usually the same day.
B&Bs and small hotels
Guesthouses and small hotels have two kinds of carpet: the stairs, landings and hall that every guest walks through, and the bedrooms that need to be turned round without losing bookings. We usually suggest:
- Doing the stairs, landings and hall early, before guests come down for breakfast, or on a quiet day.
- Cleaning bedrooms a few at a time, so you always have rooms to let.
- Booking the bigger clean in the off-season, which for coastal B&Bs in Wicklow and Wexford usually means after the summer.
- Adding mattresses, headboards and armchairs to the same visit. Our mattress cleaning page covers short-let and guest beds.
The breakfast room deserves a mention of its own. Toast crumbs, jam, butter and coffee end up under the same few tables every morning, and the carpet there darkens long before the bedrooms do. It's quickest to clean straight after breakfast on a quiet day, with the chairs up on the tables.

What to send for a commercial quote
A commercial price needs a little more information than a house. Photos are still the starting point, and for most premises they're enough.
| Send us | Why we ask |
|---|---|
| A photo of each carpeted area | To see the carpet type, the soiling and the furniture to move |
| A rough size, or the number of rooms | So the price covers the whole job, not a guess |
| Your quiet days or opening times | To suggest a slot that leaves time to dry |
| Parking and access | Loading at the front door or round the back, steps, lifts |
| Who holds the keys | Caretakers, managers and sacristans all work |
| Who the invoice goes to | Business name, parish, club or committee |
For a big hotel or a large church, a short visit can make more sense, and we'll say so.
How the work is priced
We price commercial carpet cleaning on the area, the condition of the carpet, how much furniture needs moving and the access. Upholstered seating and mattresses are priced per piece. You get one fixed price before you book, and that's what you pay.
If you're outside Dublin, our page on carpet cleaning across Leinster explains how we plan trips further out. We also clean rugs and fabric seating, and if the entrance, steps or car park outside need attention, ask about power washing at the same time.
