Offices along the N11, and the ones behind it
Stillorgan's offices fall into a few types. There are office blocks facing the N11, offices over shops and in small buildings near the village and the shopping centre, and business parks a few minutes off the dual carriageway towards Sandyford and Leopardstown. Each one empties differently.
- Blocks on the N11: good lifts in the newer ones, small passenger lifts or stairs only in some older ones, and nowhere to stop out front.
- Offices near the village: smaller spaces, often a first-floor suite reached by a stairwell, with shared parking out the back.
- Business parks: parking near the door, but shared buildings with their own rules for contractors.
There are also plenty of small professional offices here: accountants, brokers, consultants and clinics with a handful of rooms. For those, the whole job is often a morning's work, and the questions are about stairs and parking rather than building rules.
We've written this page for those settings. What we take and how electricals are handled is on our main office clearance page.
Loading beside a dual carriageway
The N11 is why Stillorgan is easy for staff to reach, and it's also the main complication for an office clear-out. Bus lanes and a steady flow of traffic mean a van can't simply pull in at the front door. So the plan starts with the back of the building, not the front:
- A rear or side entrance, if your building has one, is nearly always the quickest route.
- Your own car park works well if we can reserve two spaces near the door for the morning.
- A service road or side street close by, with trolleys doing the short run.
- The front of the building only where there's a legal place to stop and load.
Send a photo of the back of the building and the car park, and tell us which door the lift or stairs come out at. That one detail often decides how long the job takes.

Small lifts and narrow stairwells
Some office buildings around Stillorgan are a few decades old, and the only lift is a passenger lift sized for people rather than furniture. That's fine, it just changes the method. Bench desks, pedestals and shelving are taken apart in the office, so they travel in pieces. Tall cupboards and filing cabinets are emptied, then go down on a sack truck or by hand. Covers go on the landings and the corners of the stairwell, because they take the knocks.
We'll ask about the lift when you send photos: roughly how big it is inside, and whether the stairs are open or enclosed. If there's any doubt, a quick video from the lift door to the street clears it up.
A clear-out in stages
Plenty of Stillorgan businesses aren't closing; they're shrinking, reorganising or bringing in new furniture. That usually means clearing part of the office while everyone else keeps working:
- The storeroom first. Old chairs, broken monitors and the archive boxes that nobody has opened in years.
- Then the surplus desks, once the team has moved to their new layout.
- The old kitchen or meeting room before new furniture arrives.
- Whatever's left when the lease finally ends.
We mark out what's going with you before we lift anything and keep to it. If old stock or files have ended up in self-storage, we clear that too; see our page on storage unit clearance.
Need part of the office cleared first? Send photos of the rooms or the storeroom you want emptied, and tell us what's staying. We'll reply with a fixed price for each stage, usually the same day.
What goes, and where it ends up
| From the office | Where it goes |
|---|---|
| Desks, chairs and meeting tables | Set aside for reuse where condition allows; the rest to licensed facilities |
| Metal filing cabinets, lockers and frames | Metal recycling |
| PCs, monitors, printers and phones | Electrical recycling, kept apart from general waste |
| Fridges, microwaves and kettles | Appliance and electrical recycling |
| Cardboard and empty archive boxes | Cardboard recycling |
Two things we won't take: confidential paper, which belongs with a shredding company, and data on old devices, which you need to wipe or remove first. Under GDPR that responsibility stays with the business. Our guide to planning an office clearance has a checklist for both.
Price, and other offices nearby
Each job is priced on what's there: volume, the lift and stairs, where we load, any dismantling, and whether it's one visit or several. You'll get a fixed figure before booking. If the photos don't show enough, a short video walk-through on WhatsApp usually does, and for a big multi-floor job we may suggest a quick visit first. Spotless is an authorised waste carrier with permit NWCPO-25-13287-01, and we're fully insured on every office job.
We clear offices right along the N11 and around it, including in Sandyford and Clonskeagh. If you need a home cleared in the area, our Stillorgan house clearance page covers estates and apartments there, and our office clear-out page explains how we work around a team that's still at its desks.
