Handing a floor back at Citywest
An exit is a different job from a move. Nothing is going anywhere except out, the lease end date is fixed, and the landlord expects the floor back empty. On a large business campus like Citywest, that usually means a full floor or a suite of offices, a goods lift shared with other tenants, and a building manager who wants to know exactly who is on site.
We clear it all, room by room, and leave the space empty and swept for the handover. If your business is only relocating and some furniture is going with you, our Citywest office clear-out page explains how that works instead.
Room by room: what we clear and what stays
The quickest way to plan an exit is to know, room by room, which items are ours and which belong to someone else.
| Area | We clear | Stays, or needs someone else |
|---|---|---|
| Open-plan floor | Bench desks, pedestals, chairs, screens, monitor arms | Floor boxes, data cabling, raised-floor tiles |
| Meeting rooms | Tables, chairs, free-standing screens and AV trolleys | Wall-mounted screens until an electrician takes them down |
| Kitchen | Fridges, microwaves, coffee machines you own, tables and stools | Fitted units, sinks, plumbed-in boilers |
| Comms room | Disconnected servers, switches and cabinets | Live equipment, fixed cabling and the drives themselves |
| Storeroom | Archive boxes, shelving, old stock and equipment | Confidential files until they've been shredded |
| Reception | Sofas, tables, a free-standing desk | Signage fixed to walls, built-in counters |
Before the last day: the jobs only you can do
A clearance moves quickly once it starts, so the decisions have to be made before it does:
- Data. Every drive wiped or removed, including the ones inside multifunction printers. We take hardware to electrical recycling but don't provide data destruction.
- Confidential paper. Shredded by a specialist before we empty the storeroom.
- Leased equipment. Printers, water coolers and coffee machines on a lease returned to their owners, or clearly labelled so they're not loaded.
- Anything sold or donated. Collected before our day, or tagged so we leave it.
- The lease terms. Check what has to come out for reinstatement, such as partitions or cabling, and book a fit-out contractor for that part. We do removal only, not strip-out or demolition.
The guide to planning an office clearance sets out a full timeline working back from the handover date.

Clearing a whole floor
Most full exits at Citywest are a day's work, sometimes two, depending on the volume and the lift. We plan them around the building:
- The goods lift booked for our hours, with protection fitted if the building asks for it.
- The loading area agreed with the building manager, so our vans aren't blocking other tenants.
- Dismantling zone by zone, with desks and storage taken apart on site and moved out in order.
- A clear route kept from your floor to the lift, so neighbouring tenants carry on undisturbed.
For a full floor we bring more hands and, when the volume calls for it, a second van, so the loading area is used for as short a time as possible. Evening or weekend work can be arranged where the building needs it where a busy building prefers it.
Leaving Citywest at the end of your lease? Send photos of every room, the goods lift and the loading area, with your handover date. We'll come back with a fixed price, usually the same day.
Handover to the landlord or agent
When the last van is loaded, we walk the floor with you, or with whoever is signing off for the business, and check each room against the plan. The space is left empty and swept. If the landlord wants it professionally cleaned on top of that, book a cleaning company for the day after.
Most landlords and agents like dated photos of the empty space, so take them as soon as we've finished, along with meter readings and a count of keys and fobs. If the lease asks for carpets to be cleaned, our office carpet cleaning service can follow straight on.
If the property is going to an agent for re-letting, our property clearance page explains how we work to agents' handover dates. Where there's a warehouse or production area as well as offices, see factory and warehouse clearance.
Pricing a full exit
The fixed price reflects the size of the floor, the number of van loads, the lift and loading arrangements, the dismantling, and the electricals in the comms room and kitchen. Photos may be enough for a large floor, but a short walk-through is sometimes quicker for both of us, and we'll suggest one if so.
Each load is sorted: workable furniture kept back for reuse where possible, IT and metal to recycling, residual waste to licensed sites. Spotless is fully insured and holds permit NWCPO-25-13287-01. For homes around the campus, see house clearance in Saggart, and the overall service is on our office clearance page.
