Ballymun's newer buildings
Ballymun has changed more than almost anywhere in Dublin over the last twenty years. The regeneration replaced the old flat complexes and gave the area a new Main Street with civic and commercial buildings alongside it. Out towards the M50 and the airport side, there are business units with offices attached to warehouses and workshops.
So an office clearance in Ballymun usually means one of these:
- A modern office in a newer building, with a lift and parking nearby
- A civic, community or enterprise space used by a public body, charity or local organisation
- The office end of a business unit, often next to a warehouse or workshop floor
Each one has its own routine, which we'll get into below. What we take and how electricals are handled is the same everywhere, and it's set out on our main office clearance page.
Public bodies, charities and community organisations
Organisations that spend public money or answer to a board usually need more paperwork than a small business. That's fine with us. Here's what you'll get:
- A written quote listing what we've agreed to clear, based on your photos or a walk-through.
- Our permit number, NWCPO-25-13287-01, for your contractor file. Anyone can check it on the NWCPO register.
- Insurance details sent to whoever approves contractors. We're fully insured on every job.
- An invoice to the organisation, with your purchase order number if you use them, and the address and date of each visit.
- Photos of the empty rooms at the end, if you want a record for your files.
These matter because the person producing waste has a duty of care for where it ends up. If an organisation's waste is dumped by an unpermitted collector, it can come back on the organisation.

Business units out towards the M50
The units on the Ballymun side of the M50, and up towards the airport, are mostly warehouse or workshop space with an office at the front or on a mezzanine. When a business moves on, the office is usually only part of the clear-out. The rest might be shelving, pallets, old stock and a canteen.
These are often quicker jobs than an office block. With a roller door, the van backs close and the contents go out across the unit floor. The office may still be up a steel stair, so desks and cabinets are taken apart up there and carried down. If the unit floor needs clearing too, our page on factory and warehouse clearance covers racking, pallets and stock. We don't take hazardous waste such as oils, solvents, gas cylinders or chemicals; those need a specialist.
Need an office in Ballymun cleared? Send photos of each room, the stairs or lift, and where the van can stop, with any PO or approval details you need on the paperwork. We'll reply with a written fixed price, usually the same day.
Access, keys and room timetables
Ballymun is one of the easier places in Dublin for an office clearance. The M50 is on the doorstep, and so is the road out towards the airport, so traffic is rarely a problem once you're there. Parking is usually easier than in the city centre. Even so, a few things are worth sending us in advance:
- Where the van can stop: a car park, a service yard, or the street outside.
- The lift or stairs: floor number, and whether there's a lift big enough for furniture.
- Building access: keys, fobs, a caretaker or reception, and opening hours.
- Room timetables: in shared civic and community buildings, which rooms are free on which day.
We work Monday to Saturday, 8am to 5pm. An early start or a Saturday by arrangement keeps us out of the way of staff and visitors. If the building has a caretaker, a quick introduction before the day saves time on the morning itself.
What gets cleared, and what stays
We clear furniture, storage, electricals, kitchens and general office waste. Usable furniture is set aside for reuse where possible, metal and electricals are recycled, cardboard is separated, and the rest goes to licensed facilities.
What stays is anything fixed to the building, such as partitions, fitted kitchens, signage and cabling, which is strip-out work for a contractor. Data stays your responsibility too. Under GDPR, the organisation holding personal data is responsible for wiping or removing drives before the clearance, and confidential paper should go to a shredding company. If old furniture or files are in a storage facility, we can clear that through our storage unit clearance service.
A written price, agreed up front
The price depends on volume, access and how many visits you need. You'll get it in writing before anything is booked, and that's the price you pay. Questions worth asking any contractor are on our page about choosing an office clear-out company.
Nearby, we clear industrial-estate offices in Coolock, and homes in Santry and Glasnevin.
