From the village to the foot of the mountains
Rathfarnham covers a lot of ground. Around the village and Rathfarnham Castle you'll find older semis and some period houses. Heading south and uphill through Ballyboden and Knocklyon, towards Marlay Park and the foothills, it's mostly estates of family houses built between the 1960s and the 1990s, with some older houses on bigger sites along the roads into the mountains. The area is split between Dublin 14 and Dublin 16. The older houses near the village and along Rathfarnham Road tend to have steeper stairs and smaller rooms than the estate houses further out, which changes how many hands a job needs.
The common thread is space. These houses have attics, garages and back gardens, and families fill them.
Three spaces that change a Rathfarnham quote
The rooms you live in are rarely what makes a clearance big. The volume hides in three places, so photograph all three before you ask for a price.
The attic
Many houses here have a boarded or part-boarded attic reached by a folding ladder, and it's often the fullest space in the house: suitcases, school books, baby equipment, decorations. Tell us whether it's floored and how sturdy the ladder is. See attic clearance and our attic clearance guide.
The garage
Some garages became a playroom or a kitchen extension years ago. The rest tend to be packed to the ceiling with tools, old bikes, golf clubs, a chest freezer and the sofa that was only meant to be there for a while. See garage clear-out.
The shed
Lawnmowers, strimmers, pots, timber and the odd bag of cement that set solid years ago. We can empty the shed and take it down too. See shed clearance.

Downsizing without doing it all in one go
If you're moving from a family house to somewhere smaller, a two-stage clear-out is often easier than one big day.
- Before the move. We take the obvious things first: the attic, the garage, spare beds and anything already decided. The removal company then only moves what's going with you.
- After the move. We come back for what's left, including the "not sure" pile, and leave the house swept for the sale.
Both visits are priced together up front, so there are no surprises in the second half. If you're moving into an apartment, measure the new rooms first; it makes the keep-or-go decisions far easier. If the house is being cleared after a death, the family sets the pace; see bereavement house clearance. If clutter has built up to the point where the house is hard to live in, we help discreetly. See hoarder clearance.
Hills, driveways and estate roads
Access in Rathfarnham is usually straightforward. Most estate houses have a driveway, and the van can park right outside. A few things are worth mentioning when you send photos:
- Steep drives on the higher roads, where the van may need to stay on the road and the carry is longer
- Shared drives and cul-de-sacs, where a neighbour's car may need moving
- Narrow side passages, which mean garden furniture and shed contents come through the house
- Apartments, where lifts and management company rules shape the day; see apartment clearance
What's in, what's out
A Rathfarnham house clearance covers every unwanted item from the attic hatch to the back wall: furniture, beds and mattresses, appliances, clothes, books, kitchenware, garden furniture, bikes and whatever is in the shed. We check it all as it goes, then sweep or vacuum the rooms at the end.
It doesn't include cleaning beyond that, or asbestos, gas cylinders, chemicals, paint or oil, none of which we take. If you're unsure about something in the garage, photograph it and ask.
As for timing, a typical three- or four-bed estate house with a full attic, garage and shed is a one- to two-day job for a crew of two or three.

Where it all goes
We sort on the driveway as we load. Usable furniture is put to one side for reuse, appliances and scrap metal go for recycling along with cardboard and electricals, and the leftovers go to licensed waste facilities. The permit that covers all of this, NWCPO-25-13287-01, is held by Krystal Klean Express Limited, the company behind Spotless.
