Clearing a family home in Templeogue
Templeogue's roads are lined with semis and bungalows built mostly in the 1950s and 60s, with long back gardens, a garage or side passage, and an attic that has been filling up since the family moved in. Houses like these tend to stay in one family for a long time, which is exactly why clearing one feels like a big job.
It usually comes about for one of three reasons:
- Downsizing. You're moving somewhere smaller and need everything you aren't taking cleared in one go.
- After a parent dies. The house needs emptying for sale, often while probate is under way.
- Getting it ready to let or sell. An estate agent or a letting agent wants it empty and swept, ready for photos.
Each needs a slightly different pace, and we plan the day around yours.
Semis, bungalows and what builds up in them
The layout of a Templeogue house shapes the clearance more than its size does.
- Bungalows are quick to carry out of, with no stairs. The catch is the attic, usually reached through a small hatch over the hall.
- Two-storey semis have the box room, the hot press and the space under the stairs, all packed tight. Covers go down on the stair carpet before anything heavy comes down.
- Garages and side passages hold the tools, bikes, shelving and spare furniture. See garage clear-out.
- Back gardens often end in a shed full of lawnmowers, pots and old timber. We can empty the shed and dismantle it too.
If the attic is boarded and full, send a photo from the top of the ladder. We take boxes down carefully and keep our feet on the joists and boards, clear of the insulation. More on that under attic clearance.

Downsizing without losing the good stuff
Moving from a three- or four-bed semi into an apartment means most of the furniture won't come with you. The hard part is deciding, not lifting.
- Mark what's going with you. Coloured stickers or a simple list on the fridge both work.
- Let family choose first. Children and grandchildren can take what they want before we start.
- Keep a "not sure" corner. We leave it until last, and you decide before the final van is loaded.
- Split it if that's easier. We can take the bulk before the move and come back for the rest after.
Pieces with life left in them are kept back for reuse where possible, and metals and appliances are recycled, so the furniture you've looked after doesn't simply get dumped. If a parent is leaving an apartment rather than a house, see apartment clearance instead.
Moving out of a Templeogue house? Send photos of every room, the attic, the garage and the shed on WhatsApp. We'll reply with one fixed price, usually the same day.
When you're the executor
If a parent has died and the house now has to be sold, you may be juggling a solicitor, an estate agent and siblings in different places. We can take some of that weight:
- photos and updates on WhatsApp for family members who can't be there
- papers, photographs, jewellery, keys and cash set aside and handed to you, never binned
- a clearance done in stages if the family needs time between visits
There's more on how we handle these jobs on our bereavement house clearance page. And if your parent's house had become very full over the years, that's nothing to be embarrassed about; our hoarder clearance service is discreet and unhurried.
The practical bits
- Parking. Most Templeogue houses have a drive, which makes loading quick. If the house fronts onto Templeogue Road itself, tell us, and we'll plan the loading outside the morning and evening rush.
- Neighbours. We load tidily and keep the footpath clear while we work.
- Timing. A full semi with attic, garage and shed is usually a one- to two-day job.
- Price. Fixed from your photos and based on volume, access and any items that need special disposal. Our cost guide explains the factors.
- Keys and alarms. If you won't be there, tell us who has the keys and who will set the alarm when we leave.
- What isn't included. We clear contents. Fitted kitchens, bathroom suites and built-in wardrobes are part of the house, so ask first if you want any of them gone. We can't take asbestos, gas cylinders, paint or chemicals, so take those to a civic amenity site or a hazardous waste collection first.
We cover Templeogue and everything around it, from the Dodder and Bushy Park out towards Knocklyon and Perrystown. For the wider picture, see house clearance in Dublin.
