Between the Rock Road and the N11
This part of south Dublin runs from the coast inland, and the housing changes as you go.
| Area | Typical homes | What that means for a clearance |
|---|---|---|
| Blackrock village and the Monkstown side | Victorian and earlier period terraces and houses, plus apartments near the DART | Steps and stairs, tight parking, and management companies for the apartments |
| Booterstown and the Rock Road | Period houses and apartment blocks facing the coast | A busy main road, so loading from side roads or a building's set-down area |
| Stillorgan and Mount Merrion | Mid-century semi-detached houses with gardens and garages | Drives for the van, plus attics, garages and sheds to empty |
Whichever you're in, the price comes from your photos and is fixed before we book. It depends on the volume, the stairs and carrying distance, and items with their own disposal rules, like fridges and mattresses.
When a parent moves into care
Not every clearance follows a death. Often a parent moves into a nursing home or in with family, and the house needs emptying so it can be sold or let. It's a delicate time, and the order matters.
- Their room first. Choose the furniture, photos and favourite things that will go with them, and move those before anything else.
- Family next. Children and grandchildren take what they'd like to keep, without a van waiting outside.
- Then the rest. We clear the remaining contents, set aside papers and anything personal, and leave the house swept.
We can do it in one visit or in stages if the move happens gradually. If your parent is still living in the house while it's partly cleared, we work quietly around them and leave their own rooms until the very end.

Where the clearance follows a death instead, you can read how we handle it on our bereavement house clearance page. For a home that's become difficult to manage, we offer discreet hoarder clearance.
Stillorgan and Mount Merrion: the full family semi
The semis around Stillorgan and Mount Merrion are generous houses with plenty of storage, and after a long family life they're usually full. Expect to clear:
- the attic, boarded or not
- the garage, especially if it was never converted
- the shed and the back garden, including green waste (garden clearance)
- the spare rooms that slowly turned into storage
A full semi like this is usually a one- or two-day job with a crew of two or three.
Emptying a parent's house in Blackrock or Stillorgan? Send photos of each room, the attic and the garage on WhatsApp. We'll agree a fixed price and a pace that suits your family.
Apartments on the coast road and around the village
Blackrock and Booterstown have plenty of apartment buildings, from older blocks to newer developments near the DART. Before an apartment clearance, check with the management company about booking the lift, where contractors can load and any set hours for moving furniture. Our Luton van won't fit in a basement car park, so a set-down area or side road is usually the answer.
Downsizing into one of those apartments yourself? Clear the house first and bring only what fits. For clearing a flat rather than a house, see apartment clearance.
Before the day, and on it
A clearance includes everything you're not keeping: furniture, beds and mattresses, appliances, clothes, books, ornaments and kitchenware, plus the contents of the attic, garage and shed. We put covers on stairs and floors, check every drawer and pocket, and finish with a sweep or vacuum. A full clean isn't part of it, and nor are hazardous materials such as asbestos, gas bottles, paint or garden chemicals, which we can't take.
Before we arrive, it helps to:
- take out, or clearly mark, whatever is staying
- tell us about parking, steps and any very heavy furniture
- let us know who has the keys if you won't be there
There's a longer checklist in how to prepare a property for clearance.
Keeping it easy for the neighbours
On terraced roads especially, a clearance happens in full view of the street, and nobody wants a van blocking it all day. So we:
- load in short, organised stops rather than leaving the van double-parked
- keep the footpath clear and sweep up after ourselves
- pick a time that suits the road, any day Monday to Saturday, 8am to 5pm
Your parent's furniture won't just be skipped. Anything in good order is set aside for reuse where possible, metal, electrical items and cardboard go for recycling, and the rest is taken to licensed facilities under permit NWCPO-25-13287-01. Read more on our house clearance Dublin page.
