Three kinds of clear-out in Dublin 4
Donnybrook, Ballsbridge and Clonskeagh sit side by side along the N11 and the Dodder, but the homes, and the clear-outs, vary a lot.
The large family home. Red-brick and Edwardian houses off Morehampton Road, around Herbert Park and on the quieter roads between Donnybrook and Ballsbridge. Several floors, an attic, often a garage and a long garden. These are usually cleared for a sale or after a death, often with an executor in charge. Expect one to two days with a bigger crew.
The apartment. Both Donnybrook and Ballsbridge have a lot of apartment buildings, from older blocks to recent developments, many of them rented. Lifts, management company rules and set loading times shape the day. Furnished lets usually come with an inventory, so point out the landlord's pieces and we'll leave them exactly where they are. See apartment clearance.
The shared or student let. Towards UCD and Clonskeagh, houses and flats are often shared. When a lease ends, beds, desks and bags get left behind for the landlord to deal with.
When the family isn't on the doorstep
It's common for the people responsible for a Dublin 4 house to live somewhere else: siblings abroad, an executor in another county, a solicitor holding the keys. A clearance can still be done properly without you standing in the hall.
- Quoted from photos. A relative or the estate agent can send them, and we'll confirm a fixed price.
- Keys handled your way. From the solicitor, the agent or a neighbour; just tell us who has them.
- Updates on WhatsApp. Photos before we start, progress on the day, and photos when it's done.
- Family items held back. Anything you've asked us to keep is boxed and left in one room, or wherever you want it.
If a family member wants a final walk-round before the keys go back, we'll fit the last hour of the job around their visit.
Papers, valuables and what we hand back
In a house lived in for decades, the important things are rarely where you'd expect. We open every drawer, box, handbag and coat pocket before it goes, and set aside:
- deeds, wills, bank and pension papers, and anything that looks official
- photographs, letters and personal papers
- jewellery, watches, cash and keys
If there's art, silver or antique furniture, have it valued before we start; we clear houses, we don't value contents. Our bereavement house clearance page sets out how we support families, and the bereavement clearance guide covers executors and probate. If a relative's home has become overwhelmed by possessions, hoarder clearance explains our discreet, step-by-step approach.
Managing a Dublin 4 house from a distance? Ask whoever is nearest to send photos of each room on WhatsApp. We'll agree a fixed price with you and keep you updated on the day.
The N11, event days and side roads
- Morehampton Road and the Stillorgan Road are part of the N11, a busy bus corridor, so we load from side roads or driveways wherever possible.
- Event days at the RDS and match days at the Aviva bring heavy traffic and parking restrictions around Ballsbridge. Pick another date if you can.
- Permit parking covers most residential roads. Tell us if there's a drive or a space we can use.
- Apartment buildings usually set times for moving furniture. Ask the management company before you book.
Timing, and what stays with the house
A two-bed apartment is often a few hours' work, and a shared student house usually takes a morning. A large Donnybrook family home with an attic, a garage and a garden is typically one to two days, and we'll say which when we price it.
Our job is the contents. The rooms are left swept or vacuumed, but that's not the same as a full clean, and fitted kitchens, bathrooms and built-in wardrobes stay with the house. If you suspect asbestos, or find gas bottles or old chemicals in the garage, flag them early: those need a specialist, and we'll tell you honestly whether we can deal with them or who can.
Attics, garages and gardens
Larger houses here often come with more than the rooms you live in. A full attic, a garage used as a store or a garden shed can double the size of the job, so include photos of each. We take the lot in one visit and sort it on the spot. Good pieces are held back for reuse, metal and electrical waste is recycled, and the rest goes to licensed facilities. Our permit number, NWCPO-25-13287-01, is there if your solicitor or agent asks for it.
The price is fixed before we book, based on volume, floors and carrying distance, and anything needing special disposal. More on our Dublin house clearance page.
