Getting a Dublin 4 property ready to sell or let
Donnybrook's property market is a demanding one. Buyers here expect a house to look its best from the first photograph, and a lot of the area's lettings go to people moving to Dublin for work, and with embassies and large employers close by in Dublin 4, plenty of tenants are people relocating with work. Both groups judge a property on what they see in the first few minutes.
That makes the clear-out before a sale or a letting more than an afterthought. This page is about that job: emptying a house, mews or apartment for the market, wholly or in part. If you're clearing a family home after a death or managing a house from abroad, our main page on house clearance in Donnybrook covers that side.
Furnished to unfurnished, or the other way round
A lot of Dublin 4 lets change format between tenants. A furnished apartment gets emptied because the next tenant is bringing their own things, or a tired furnished let is cleared so new furniture can go in. We handle the clearing half of that:
- Everything not on the new inventory goes. Beds, sofas, dining sets, wardrobes and the contents of every press.
- Fitted and listed items stay. White goods, curtains, blinds and anything else you name.
- Timed around deliveries. Old pieces out in the morning, new ones in the afternoon, with one lift booking where the building allows.
- Mattresses disposed of properly. They're included in the price once we've seen them in your photos.
Relocation lets tend to start on a fixed date, set by someone's first day in a new job, so there's little slack if the old furniture is still in place. Send photos as soon as you know the tenancy is changing, and we'll book the clear-out to leave a clear day or two before the new tenant arrives.
If you're keeping the sofa and chairs, it's the right moment to have them cleaned; see sofa cleaning in Donnybrook.
Part-clearances: keeping what sells the room
Not every property should be stripped bare for a sale. A large Edwardian reception room can look cold and smaller when it's empty, and a good dining table or a pair of armchairs helps buyers picture living there. A part-clearance takes away the clutter, the personal things and the furniture that's past its best, and leaves what the agent wants for viewings.
Mark what stays, and we take the rest. After the sale is agreed, we come back for the last pieces before the closing. Good furniture is set aside so it can be reused where possible, and anything with real value is worth showing to a dealer or an auction house before we arrive.

Apartment buildings and their rules
Donnybrook has plenty of apartment buildings, and the better-run ones have firm rules about contractors. Expect some or all of these:
- a booked time for the lift, with protective covers on the walls
- a set loading point, because the Luton van won't fit most underground car parks
- fob or concierge access, arranged a few days ahead
- a request for proof of insurance before the day
None of that is a problem if we know about it in advance. A note to the neighbours on your corridor helps too, so nobody is surprised to find the lift busy for an hour. Our apartment clearance page goes into more detail.

Lining up the trades before handover
A Dublin 4 handover often involves several trades in a short window: painters, a floor sander, an electrician, a BER assessor, a cleaner and a carpet cleaner. The clear-out comes first, because every one of them works faster in an empty room. A sensible order is clearance, then repairs and painting, then floors and carpets, then the cleaner on the last day. If the painters are booked for a Monday, we aim to have the rooms empty by the Friday before. For carpets, see carpet cleaning in Dublin 4.
In a house, remember the storage spaces before the painters arrive. The attic, a garage or mews used as a store, and the garden shed all need to be empty for a sale, and they're often where the most stuff is.
What leaves, and where it goes
Everything we take is sorted at the van: reusable furniture set aside where possible, metals, appliances and electricals recycled, and the remainder delivered to licensed facilities under permit NWCPO-25-13287-01. If the property was a parent's home, we work gently and at the family's pace; see bereavement house clearance, and hoarder clearance if the house had become very full.
