Clonskeagh: lets and long-held homes
Clonskeagh runs from the Dodder at Clonskeagh bridge up the Clonskeagh Road towards UCD, with Roebuck and Goatstown on one side and Milltown and Windy Arbour on the other. The housing is mixed: mid-century semi-detached family homes, a scattering of older period houses near the river, and newer apartments.
Being so close to the university, plenty of those houses are rented, often shared by students or young professionals. A clearance in Clonskeagh is usually one of two quite different jobs: emptying a let between tenants, or clearing a family home that's been lived in for decades.
Rented houses near UCD
A shared house at the end of a lease can look worse than it is. Each room has its own leftovers, and nobody claims the shared ones. What we typically take away:
- From the bedrooms: mattresses, bed frames, desks, chairs, clothes rails and bags of things that weren't worth packing
- From the kitchen: food, crockery, broken small appliances and the overflowing recycling
- From the hall and garden: bikes, a dead barbecue and garden furniture nobody owns
- From under the stairs or the attic: whatever tenants long gone left behind
Tell us which furniture belongs to the house and we'll leave it. We don't need you there; once the price is agreed, arrange the keys and we'll send photos when the rooms are clear. Turnaround between lets is usually tight, so the order matters. Clearance comes first, then any repairs or painting, then cleaning. Our guide to preparing a rental property has a full checklist.
Two things make a changeover easier for landlords. First, walk the house with the outgoing tenants before they hand back the keys, and agree in writing what they're leaving; it saves arguments about the deposit. Second, check the attic and the shed yourself. Those are the places where a previous tenant's boxes sit unnoticed for years, and it's better to find them before the next lease starts than after.

Family homes on the quieter roads
The other side of Clonskeagh is families who've been here for forty or fifty years. When those houses are cleared, it's usually for a sale after a parent has died or moved into care, or because the owners are moving somewhere smaller. They're full the way only a long-lived-in family house is: every press used, an attic of boxes, and a garage that hasn't seen a car in years.
We go at the family's pace. You can sort with us on the day, or set aside what you're keeping and leave the rest to us. Anything personal we find is handed back. Many of these houses also have a front room kept for best, with a display cabinet of glass and china; we wrap anything the family wants and leave it in one place for collection. For a clearance after a death, see bereavement house clearance. For a loft or garage on its own, there's attic clearance and garage clear-outs, and garden sheds come under shed clearance.

Parking and access
The Clonskeagh Road carries buses and commuter traffic, so we don't stop on it if we can help it. Most houses have a drive, and where they don't, a side road usually works. Near UCD, term time brings more parked cars; in summer the roads are quieter and loading is easier.
Apartments are the exception to the drive-up rule. In a managed building, we agree lift use and loading spots with the management company beforehand, as explained on our apartment clearance page.
Pricing a Clonskeagh clearance
| What affects it | Why |
|---|---|
| How much there is | The main factor, since more volume means more time and more loads |
| Stairs and carrying distance | A top-floor flat or a long path takes longer than a ground-floor room |
| Special items | Fridges, freezers, mattresses and large amounts of paint need separate disposal |
| Sorting | If we're picking through rooms for papers and keepsakes, we allow for it |
You get one fixed price from photos before booking. If you're not sure whether a press, the space under the stairs or the shed is worth photographing, include it anyway; anything we can't see in the photos is the only thing that can change the plan on the day. What we take is sorted, with reusable items kept aside, metals and electricals recycled, and the rest taken to licensed facilities. We're an authorised waste carrier holding permit NWCPO-25-13287-01.
If a home has become very cluttered, we can help discreetly through hoarder clearance. Nearby, see Milltown and Donnybrook, or house clearance in Dublin for the county. Our main house clearance page explains the whole service.
