Why Ballsbridge properties get cleared
Ballsbridge has some of Dublin's grandest housing: tall Victorian and Edwardian red-brick houses on wide roads, large detached homes and embassies towards Ailesbury Road, and a great many apartments, from older purpose-built blocks to recent developments. A lot of it changes hands through estate agents and solicitors rather than families doing everything themselves. Most of our work here falls into three situations.
Selling
Estate agents want rooms empty, or close to it, before photographs and viewings, and a buyer will expect vacant possession on closing. We clear the house to whatever the agent has asked for: completely empty, or with a few good pieces left to show the scale of the rooms. Gardens, basements and sheds are cleared too, because buyers look at those as well. See preparing a property for sale.
Letting
Between tenancies, a landlord usually needs whatever the last tenant left behind removed, and the landlord's own furniture left exactly in place. If the property is let furnished, give us the inventory or mark the pieces that stay. Our guide to preparing a rental property has a between-tenants checklist.
Settling an estate
When the owner has died, an executor or solicitor is often in charge, and the family may live elsewhere. We can collect keys from the solicitor's office, work to the probate timeline and hold back anything with papers, photographs or value for the family. Have art, silver and antiques valued and removed first; we clear contents, we don't value them. See bereavement house clearance and our guide to bereavement clearance and probate.
Working to an agent's or solicitor's timeline
| Who's instructing us | What they usually need | What we send back |
|---|---|---|
| Estate agent | Empty rooms before photos, viewings or closing | Photos of each room when we finish |
| Letting agent or landlord | Tenant's leftovers gone, landlord's furniture untouched | Photos and a note of what stayed |
| Solicitor or executor | Contents cleared to the probate or sale date, papers kept | Boxed papers and personal items, plus our permit number for the file |
We price from photos, so the agent or a family member can send them, and we confirm one fixed price in writing before booking. Tell us the date that matters, whether it's a photographer, a lease start or a closing, and we'll plan back from it. Our main property clearance page explains how we work for landlords, agents and executors across Dublin.
Period houses, garden flats and apartment blocks
The big red-brick houses here usually run over three or four floors, often with a garden-level flat that has its own door under the front steps. Some were divided into flats long ago; some have since been put back together as single homes. We clear floor by floor from the attic down, so the stairs stay clear for the heaviest pieces at the end. Covers go down on stair carpets and hall tiles first.
Rear gardens are often long, sometimes with a mews, a garage or a shed at the bottom. Where there's a lane behind the house, loading from it can save carrying everything through the hall.
Ballsbridge apartments come with management companies, lift bookings and set hours for moving furniture, and the basement car parks rarely suit a van. Check the house rules before booking and tell us. See apartment clearance.

Clearing a property in Ballsbridge? Ask whoever has access to send photos of each room, the garden and any outbuildings on WhatsApp, with the date you're working to. We'll confirm a fixed price, usually the same day.
Access around Dublin 4
Ballsbridge has its own traffic patterns. The Merrion Road, Pembroke Road and Northumberland Road carry heavy traffic and buses, so we load from side roads, lanes or driveways instead. Big events at the RDS and the Aviva Stadium close roads and fill every space nearby, so check what's on before you pick a date. Most residential roads have permit parking, and a visitor permit or a driveway we can use makes the day run smoothly.
What the clear-out includes
Everything that isn't staying: furniture, beds, appliances, clothes, books, kitchen contents, garden furniture and the contents of sheds and garages. Every drawer and box is checked before it goes. When we leave, the rooms are empty and swept or vacuumed, ready for a cleaner, a photographer or the new tenant. A full clean isn't part of the job, and fitted kitchens and built-in wardrobes stay with the property.
If a property had become very cluttered under a previous occupant, we work through it in stages and discreetly; see hoarder clearance. Anything in decent condition is set aside for reuse where we can, metals and electricals are recycled, and what can't be saved goes to licensed facilities.

Two details your solicitor may want for the file: we collect as an authorised waste carrier under permit NWCPO-25-13287-01, and we're fully insured on every job. For anywhere else in the city, see house clearance in Dublin.
