Sofas in Donnybrook houses and flats
Donnybrook has a bit of everything: red-brick houses off the main road, larger homes towards Ballsbridge, and apartment schemes old and new, many of them rented. The sofas vary as much as the homes, but the marks we're asked about are remarkably consistent. This page goes through them, then covers the practical side: care codes, covers, drying, pets and children.
The short video here was filmed on a sofa and upholstery job in Donnybrook.
Headrests, arms and the marks people stop noticing
Most of the dirt on a sofa isn't a stain at all. It's a slow build-up of body oil, skin, hair product and dust in the places people touch: along the top of the back cushions where heads rest, on the front of the arms where hands sit, and on the front edge of the seat. You stop seeing it because it comes on gradually, until a test patch shows the original colour.
That film responds well to pre-treatment and hot-water extraction. Once it's gone, the whole sofa looks brighter, not just the cleaned spots.
Dry shampoo and hair oil deserve a mention of their own. Both leave a residue on headrests and back cushions that turns grey as it picks up dust, and both come out well once they're broken down with the right pre-treatment.

Fake tan, denim, biro and other awkward ones
Some marks are harder, and it's better to know before you book:
| Mark | What usually happens |
|---|---|
| Fake tan | Fresh transfer often lifts; older marks on pale fabric may leave a faint shadow |
| Dye from new jeans | Can improve, but blue dye in a pale fabric is often there for good |
| Biro and ink | Small marks can fade; ink that has spread or been rubbed rarely disappears |
| Make-up | Powder and foundation usually come out; lipstick may leave a trace |
| Red wine and coffee | Recent spills often come out; old ones fade rather than vanish |
| Candle wax | Most of it lifts once the wax is off; coloured wax can stain |
If something has just been spilled, blot it with a clean white cloth and leave it at that. Rubbing spreads it, and supermarket sprays can set it.
Furnished lets between tenants
A lot of Donnybrook's apartments are let furnished, and the sofa is usually the first thing a new tenant judges the place by. Landlords and agents book a sofa clean in the gap between tenancies, often along with the carpets and the mattress. We work from photos, quote a fixed price, and can collect keys from the agent if that's easier. If you can, book the clean before the inventory photos for the new tenancy are taken, so the record shows the sofa at its best.
A clean won't undo burns, pulled threads or a cushion that's lost its shape, and we'll tell you from the photos if replacement makes more sense. If the last tenant left furniture behind, see property clear-outs in Donnybrook.
Turning a furnished flat around? Send photos of the sofa, mattress and carpets on WhatsApp. We'll quote them together, usually the same day.
Codes, testing and what we leave alone
Every job starts with the label. In order of how happy it makes us:
- W: water-based cleaning is safe after a test.
- WS: water or solvent, so we clean it carefully with less moisture.
- S: solvent only, so we won't use water on it.
- X: vacuum and brush only.
Then we test a hidden spot, usually at the back or under a cushion, and check a white cloth for colour before cleaning anywhere you'll see. We don't clean leather or faux leather, and silk or very delicate fabrics are better with a specialist.

Covers, drying, pets and children
- Covers stay on. Washing zip-off covers in a machine tends to shrink or fade them, so they no longer match the frame of the sofa.
- Drying typically takes a few hours. Cushions go up on their edges and air movers help.
- Pets should stay off until it's dry. Loose hair is vacuumed off before we start, and the oils that hold dog smell come out with the clean.
- Children can be back on it once it's dry to the touch. A throw over the seats for the first few days helps keep it that way.
Donnybrook and around
We cover Donnybrook and its neighbours: Ballsbridge, Ranelagh, Clonskeagh and the rest of Dublin 4. There's a separate page on sofa cleaning in Ballsbridge, and for carpets see Dublin 4 or Ranelagh. Mattresses can be added to the visit (mattress cleaning).
For a furnished let, the sofa, mattress and carpets can share one fixed quote; in a family home, it's priced by the piece, its size and the state it's in. Either way, the figure is agreed before booking. The work is led by Ciprian, who trained with Prochem in 2018, and we're fully insured. For the detail on fabrics, see our main upholstery cleaning page; for everyday care, our sofa care guide.
