Sandyford's homes, from the Luas line to the hill
Sandyford grew in two directions. Around the Luas Green Line stops, from Stillorgan and Sandyford out to Central Park and the Gallops, most of what went up over the last twenty-five years is apartments. Around them are older family estates on the Leopardstown side and newer houses up the hill towards Stepaside and Kilgobbin.
So a Sandyford clearance can be two quite different jobs, and the access matters as much as the volume. Here's how they compare:

Family homes towards Leopardstown and Stepaside
Away from the apartments, Sandyford's houses clear like any Dublin family home: the attic, the garage, the shed and every room in between, with the van on the drive and a short carry to the door. Houses further up the hill towards Stepaside and Kilternan can have steeper drives and bigger gardens, so a photo from the road helps.

Apartments: the building sets the rules
In a managed block, the building's rules decide the day. Before you book, check whether the lift needs reserving and has protective covers, where contractors can stop (a loading bay, a set-down area or the street) and what hours furniture can be moved. Send us what the management company tells you along with your photos, and we'll plan around it. Inside, we keep fire doors closed and corridors clear so other residents can come and go.

What's included, and how long it takes
A clearance includes everything that's yours to get rid of: furniture, mattresses, appliances, kitchenware, clothes and boxes, plus the contents of the attic, garage and shed, or an apartment's storage locker and bike store. We check presses and drawers as we go, and leave the floors vacuumed or swept.
A one- or two-bed apartment is usually done within a morning or an afternoon. A three-bed with a storage unit to empty as well can take most of a day, and a family house with an attic and garage is usually one to two days.
What isn't included: the landlord's furniture and fittings, cleaning beyond a vacuum or sweep, and hazardous materials such as gas cylinders, paint and chemicals, which we can't take.

Flat-pack that's still sound is set aside for reuse where possible, the cardboard from a move goes for recycling along with metals and electricals, and the rest goes to licensed facilities.
