Leaving a Sandyford rental on a deadline
Many people who rent in Dublin 18 came for a job in the business district or somewhere along the Luas line, and many leave the same way: a transfer, a new contract abroad, a relocation package with the flight already booked. The lease end, the agent's inspection and the flight can land within a few days of each other, and the apartment still has a sofa, a bed and a year of shopping in it.
That's the job this page is about. We clear what belongs to you, leave whatever is on the landlord's inventory, and get the rooms ready for check-out. It's a smaller, quicker job than a full apartment clearance, and we plan it around your dates rather than ours. Send photos with your hand-back date and you'll usually have a fixed price the same day.
Yours, the landlord's, or the movers'
In a furnished or corporate let, the hardest part is often working out what's actually yours. The inventory you signed at the start is the best guide, and it usually splits like this:
| Item | Usually belongs to | What happens |
|---|---|---|
| Sofa, beds and wardrobes listed on the inventory | The landlord | Stays exactly where it is |
| Desk, office chair, TV, rugs you bought | You | We take it, unless the movers are shipping it |
| Air fryer, kettle and kitchen bits you added | You | We take it, or set it aside for a friend to collect |
| Boxes packed for shipping | You | Left alone for the movers |
| Food and opened toiletries | You | Give away or bin what you can; we bag up the rest |
Corporate lets sometimes come with an agent's or employer's checklist on top of the inventory. If you have one, send it with your photos.

Corporate lets and relocation packages
A corporate let works a little differently from an ordinary tenancy. The lease may be in your employer's name rather than yours, the furniture may belong to a serviced-apartment provider, and the check-out may be done by a relocation company instead of a letting agent. None of that changes the work, but it changes who we deal with. Tell us who signs off on the apartment, and if they'd like the finishing photos as well, we'll send them a copy. If your employer is paying for the clear-out, say so when you book and tell us who the invoice should go to.
When you've already flown
Plenty of tenants are gone before we arrive, and that's no problem. Tell us who holds the keys and the fob, agree the list in advance, and we take it from there. The photos we send at the start and the finish double as a record of the empty rooms, which is handy if the agent has questions after you've left the country.
If you're moving abroad from an apartment you own, or moving back to Ireland and need the place emptied first, our page on clearing your own apartment before a move abroad has a timeline for the final weeks.
Your last week in the apartment
- Seven days out. Send photos and your hand-back date, and ask the agent what time the check-out is.
- Five days out. Book the lift and a loading time with the concierge or managing agent, then pass the slot to us.
- Three days out. The movers collect anything being shipped. Sell or give away what you can.
- Two days out. We clear the rest and vacuum or sweep the floors where needed.
- One day out. Your end-of-tenancy cleaner goes through, and the carpets get done if the lease asks for it.
- Hand-back. Keys and fobs go to the agent, with our photos of the empty rooms on your phone.
Real moves rarely fall that neatly, and we can often work at shorter notice. Tell us the date first and we'll say honestly what fits.
Handing back a Dublin 18 apartment? Send photos of each room and the date the keys go back. You'll get a fixed price, usually the same day, and a slot that suits the move.
Before the deposit inspection
At check-out, letting agents tend to focus on three things: the inventory, the walls and the floors. We take care of the first and help with the last. Everything that isn't the landlord's is gone, and the floors are left vacuumed or swept. The walls, and the end-of-tenancy clean, are for you or your cleaner.
Carpets are often what an agent notices first. If your lease says they must be professionally cleaned, we can do that once the apartment is empty; see carpet cleaning in Sandyford and our guide to carpets at the end of a tenancy.
What happens to your things
Sound flat-pack and small appliances get a second life where we can find one, packing cardboard is recycled along with any metal and electricals, and the remainder is taken to licensed facilities. Because we're an authorised waste carrier with full insurance on every job, nothing from your apartment turns up dumped in a laneway with your name on a letter inside.
For lifts, set-down areas and the building's moving hours, see the main Sandyford page and our apartment clearance service. If all you have is a sofa or a bed, furniture removal suits better.
