Most Dalkey flats are in old houses
Dalkey isn't a place of big apartment blocks. Most of its flats are in Victorian and Edwardian houses that were divided up years ago: a garden-level flat below the street, a raised ground floor behind the front steps, and one or two flats above, with the smallest tucked under the roof. Then there's a handful of smaller modern blocks closer to the coast, usually two or three storeys with a few parking spaces.
That shapes every clear-out here. There's rarely a lift, the stairs were built for a family house rather than for removals, and the street outside was laid out long before anyone needed to park a van on it. Our main apartment clearance page covers the service in general. This page is about getting a Dalkey flat cleared without blocking the village.
Garden level, first floor or under the roof
Where your flat sits in the house decides how the day goes.
| Where the flat is | What it involves | What helps us |
|---|---|---|
| Garden level | Steps up to the street, sometimes a narrow gate, low ceilings | A photo of the steps and gate |
| Raised ground floor | Front steps and the shared hall | Whether the hall has a carpet or tiles |
| First floor | The main stair, usually wide enough | The number of turns |
| Top floor | A narrower last flight, sloped ceilings | A photo from the top of the stairs |
| Small modern block | A short stair or a small lift, a shared car park | Which space we can use |
Furniture is taken apart in the room wherever the stairs are tight, and bags are kept light enough to carry safely. For flats in converted houses elsewhere in the city, such as Rathmines or Phibsborough, see our Dublin flat clear-outs page.

Castle Street and the village: where the van goes
Parking is the part of a Dalkey job we plan most carefully. The streets around Castle Street are narrow, much of the parking is pay-and-display, and the village is busy with shoppers and visitors. Some roads down towards the harbours have hardly anywhere a van can stop at all.
So we work the other way round. Everything is brought down and staged inside the flat or the hall first, and the van arrives only when it's ready to be loaded. Tell us the nearest place you've seen a van stop, whether the house has a driveway, and if a neighbour might lend us a space for an hour. A quieter time of day helps, and we'll suggest one when we price the job.
The other people in the house
In a divided house you share the hall, the stairs and often the front garden with neighbours, so we keep the job considerate. Covers go down on the hall tiles or stair carpet before anything heavy moves, the front door stays closed between trips, and nothing is left on the steps or the footpath while we work. If another resident's bike or buggy is in the way, we ask rather than move it.
It's worth telling the other residents the date a few days ahead, and the landlord or whoever looks after the common parts of the house. A note in the hall is usually enough, and it saves anyone being surprised by a wardrobe coming down the stairs.
If there's a shared bin store, nothing from the clearance goes into it. Every bag and every piece of furniture leaves on our van.
Clearing a flat in Dalkey? Send photos of each room, one of the stairs and one of the street outside, and tell us which floor you're on. We'll send a fixed price back, usually the same day.
Why Dalkey flats get cleared
Tenants leave, and landlords want the flat back empty before the next letting. Owners sell. Families clear a relative's flat after a death, often in stages; our bereavement clearance page explains how we work then, with personal papers and photographs set aside for you. Some people are just clearing out a flat they've used for storage for years.
Whatever the reason, the job includes everything you don't want to keep: furniture, mattresses, appliances you own, kitchenware, clothes, books and boxes. We check drawers and presses before anything is bagged, and the floors are swept or vacuumed at the end. If there are only one or two pieces to go, furniture removal is the simpler option, and if a fabric sofa is staying behind for the next occupant, we can clean it once the room is empty; see sofa cleaning in Dalkey.
Prices, and where things end up
Each flat is priced from your photos and the price is fixed before we book. The floor, the stairs, the walk to the van and anything needing separate disposal make the difference, more than the size of the flat. We carry full insurance on every job, and the waste leaves under our collection permit, NWCPO-25-13287-01. Pieces another home could use are saved where we can, metal and electrical items are recycled, and everything else is brought to licensed facilities.
