South of the river, block by block
The southside has every kind of apartment Dublin builds. Glass towers around the Grand Canal basin, 2000s schemes near Heuston, flats on each floor of a Victorian house in Rathmines, managed blocks along the Luas in Sandyford, and brand-new buildings at Cherrywood. Clearing them is the same work, but the parking, the stairs and the building rules change from one postcode to the next.
Below, we go through the main apartment areas south of the Liffey, what each one usually needs, and where to find the local page. For houses, see southside house clearance; for the whole city, our Dublin apartment clearance page covers both sides of the river.
Grand Canal Dock, Ringsend and Dublin 8
Around the Grand Canal basin and along the quays towards Ringsend, most apartments are in managed buildings with a concierge, lifts and basement parking, often sharing streets with offices. Weekday traffic, cycle lanes and limited kerb space mean the loading point is booked in advance, and the concierge's rules decide the time. For the older terraces and flats in Ringsend, Irishtown and beyond, see Sandymount.
In Dublin 8, around Kilmainham, Islandbridge, the Liberties and towards Heuston, you'll find a mix of 2000s apartment schemes and older buildings converted into flats. The conversions are where we take most care with lift size and stairs. Along the canal into Dublin 6W, flats in red-brick terraces are covered on our Harold's Cross page.
Rathmines, Ranelagh and Milltown
Dublin 6 is flat country more than apartment country. Many of the big Victorian houses in Rathmines are divided into flats, from the garden level to the top floor, with granite steps at the front door, a shared hall and permit parking on the road. Everything is carried by hand, and we stage the load inside so the van needs its parking space for as short a time as possible.
There are purpose-built blocks too, off the main roads and near the Luas at Ranelagh and Milltown, which work like any managed building. See house clearance in Rathmines, our page on selling Rathmines houses and flats, and Ranelagh.

Sandyford, Leopardstown and Cherrywood
Most of the newer homes around Sandyford and Leopardstown are apartments, in managed blocks along the Luas Green Line. Lift bookings, concierge sign-in and basement car parks the van can't fit into are the usual pattern; our page on full apartment clearances in Sandyford goes into the detail. Older walk-up flats and duplexes towards Stillorgan and Kilmacud are a different job, covered on flat clear-outs around Sandyford.
At the end of the line, Cherrywood's newer buildings bring the same management-company rules, and access is worth checking while the area continues to be built out around them. The houses nearby are covered on Carrickmines.
Clearing an apartment south of the Liffey? Send a photo of each room with the floor number, the lift arrangements and the parking. You'll get one fixed price back, usually the same day.
Dún Laoghaire and the coast
Dún Laoghaire mixes seafront apartment blocks with flats above shops on and around George's Street and flats in converted period houses on the hill. Parking is mostly pay-and-display, so we plan short, efficient loading. See house clearance in Dún Laoghaire. Further along the coast, Dalkey's flats in old houses and small seaside blocks have a page of their own: flat clear-outs in Dalkey.
How a southside clearance is priced and timed
Every price is worked out from your photos and fixed before we book. What moves it is the volume, the floor and the lift, how far the van is from the door, and anything that needs its own disposal route, such as mattresses, fridges and electricals. A studio or one-bed is often a few hours' work, while a large two- or three-bed with a basement cage to empty can take most of a day. If the building only gives you a short lift window, we can bring an extra pair of hands to fit inside it.
Before you send photos
Whatever the area, these details let us give you an accurate fixed price first time:
- The floor, and whether there's a lift or only stairs
- The building's rules, such as moving hours, lift bookings and sign-in
- Where a van can stop, from a loading bay to permit parking on the street
- Anything heavy or awkward, like a corner sofa, a piano or a chest freezer
- Storage you might forget, such as a basement cage or a bike store
As an authorised waste carrier (permit NWCPO-25-13287-01), we sort as we load: usable furniture for reuse where we can, appliances and metal for recycling, and the remainder to licensed facilities. The apartment clearance page explains the service in full, and our northside apartment clearance page covers the other half of the city.
