Carrickmines: old plots and new estates
Carrickmines sits in Dublin 18 on both sides of the M50, with Foxrock and Cabinteely to the north and Kilternan and the foothills to the south. It has changed a great deal in recent decades. Large modern estates and apartment schemes have gone up around the Luas stop and the retail park, while older detached houses on bigger plots remain along the Glenamuck Road side and the lanes off it.
The newer estates are mostly semis, townhouses and detached houses with drives and compact gardens, plus apartment blocks within walking distance of the Luas. The older properties work on a different scale: one-off houses on large sites, often with a garage block, a garden room and mature planting, and sometimes a granny flat added along the way.
Both kinds of house have one thing in common: plenty of room to store things. That's what most Carrickmines clear-outs come down to.
The volume is in the extras
The rooms you live in are rarely the problem. It's the spaces where things get put away for later that fill a van:
| Space | What we usually find | What to photograph |
|---|---|---|
| Floored attic | Suitcases, toys, decorations, old computers, boxes of papers | The hatch or stairs, and the whole floor |
| Double garage | Bikes, golf clubs, tools, boxes, a spare fridge or freezer | Both sides and any shelving |
| Garden room or shed | Garden furniture, mowers, barbecues, hoses | Inside, and the path to it |
| Utility and stores | Old appliances, cleaning products, recycling | Anything heavy or plumbed in |
We clear every one of those in the same visit as the house. Our attic clearance, garage clear-out and shed clearance pages explain each one, and there's a separate page on attic clear-outs in Carrickmines too.

How we handle a large house
A five-bedroom house with a floored attic and a double garage is usually a two-day job. On bigger houses we can bring a larger crew and a second van, so the attic, the garage and the main rooms are worked at the same time rather than one after another.
We start where the most is stored, usually the attic and the garage, and finish with the rooms you live in. If you're still living in the house, that means you keep a chair, a table and the kettle until the end. Every drawer, cupboard and box is opened before it goes, and anything that looks like papers, photographs, jewellery or cash is set aside for you.
If there's art, antiques or a collection in the house, have it looked at by a valuer before we arrive. We're there to clear, not to value.
Gates, drives and estate rules
Most Carrickmines homes have a drive, so the van can usually pull in off the road and load close to the door. A few things are worth sorting in advance:
- Electric gates and alarms. Codes or a remote for the day, and a name for whoever sets the alarm at the end.
- Shared estate roads. Some newer developments have management companies with rules about vans and working hours. Check, and tell us.
- Apartments near the Luas. Lift booking, fob access and a loading point. See apartment clearance.
- The retail park. Weekends and the run-up to Christmas get busy around the M50 junction, so weekday starts are easier.

When it's time to move on
People clear houses in Carrickmines for the usual reasons: downsizing once the children have left, selling up to move abroad or nearer family, getting a house ready for a sale or a tenant, or settling a parent's estate. A move abroad usually comes with a hard deadline, so tell us the date the house has to be empty and we'll plan back from it.
After a death, we work at the family's pace and can split the clearance across several visits, so there's time to go through things properly. Our bereavement house clearance page explains our approach, and there's more on bereavement clearances in Carrickmines specifically. If a home has become difficult to live in because of what's built up inside it, our hoarder clearance service is discreet and staged.
Price, sorting and the finish
You get one fixed price from your photos, agreed before you book. It reflects the volume, the number of floors, the carry and anything needing special disposal, like fridges, freezers, mattresses and electricals. It doesn't change on the day.
Quality furniture is set aside for reuse where possible, garden machinery, metals and electricals go for recycling, and only the remainder is taken to licensed facilities. All of it travels under our waste collection permit, NWCPO-25-13287-01. The rooms are swept or vacuumed when we leave.

More detail is on our house clearance page, and on Dublin house clearance for the rest of the county.
